Mahal sa SN talaga, 32k?! Buti pa sa Puregold, 10k lang.  Sana lang madaling mabawi...

yes sis halos 36k per month including the CUSA.  yung pwesto naman namin sis sa Puregold is around 17k per month pero malaki naman, 29sqm... mas mahal pa yung mga cart, 20k ang rent nila... san branch ng Puregold yan sis na 10k? cart ba yan?

Puregold taytay, sis.  Bale including vat and CUSA, 12.2k sya.  The one in cainta junction is even cheaper at 8k +VAT and CUSA.

@Marquita: some appreciable info for malls in general

RENT- usually at 400/sqm at levels 4-5 and it goes higher as you go down, meaning as you eye spaces that're situated closer to the ground level. At the latter, it usually is at 800-1500/sq.m.

Other addit'l. monthly fees:
*CUSA(Common Use Service Area) fee is normally at 80-150 calculated per sq.m. For Robinson's, rate starts at 105

*A/C(Centralized Aircon provision) usually a bit higher than CUSA by about 20-50pesos. Again for Rob, it starts at 115

*Electricity- metered so it'll vary with the store's consumption

*Marketing/Mall promotional fee/s- im not sure how they dub this exactly but for SM, anecdotally, nasa 1000 or 2K yata. They use the collected funds for promotional materials for sale campaigns, payment for the events or shows they hold monthly to generate foot traffic. Sa ibang malls that're not as crowded like major SM malls and the Ayala shopping centers, they dont charge for this. Minsan nga they would allow a tenant to put streamers on strategic places on the mall's premises without requiring fees. Normally kasi, they impose a monthly fee but since they need great foot traffic, they initiate creating ways to drive people towards their malls at no expense to lessees. Of course, that is temporary as theyre bound to impose fees as the mall becomes more popular. To cite an example, if you see those huge streamers (12ftx12ft on the average) on the facade of Shangri-la Mall, putting up those for our viewing pleasure would require the concerned tenant to fork out 14K monthly just, 5-6 years ago. Id be scared to guess its present rate if Im a tenant planning to put a similar ad. 

Lastly, upfront costs mo apart from those mentioned above are construction bond which is normally worth a year's rent, but is refundable or can be applied to your monthly rentals in case keeping it would be a problem bec of poor sales. Then security and advance deposit corresponding to 4-6mos' worth of basic rental fee. Kay SM I heard mas malaki, 8-10mos worth yata for regular spaces.


Hi! May I ask if there are any update/changes on the above given information? I am having a hard time finding solid information on this and I am on a deadline for a research. The post above is so helpful though I am sure rates must be higher. Please help.

nagrenovate na kasi sila diba ganda rin dun ngayon di ko lang sure if dadami na tao medyo matumal nung huli naming bisita.

saka sa greenhills din mismo sa san juan?
marami sila hinihinging papeles tapos tatawagan ka lang pag gusto ka nila

Not sure sa tiende kasi malayo na sa amin.. Pero may bagong rule ngayon ang government, building permit etc nagpapatagal at dagdag cost sa pagpagawa ng tindahan sa mall. Under construction kasi ngayon 2nd branch ko then still pending pa sa robinsons na dapat 3rd branch hopefully this november na since di pa natatapos un mall. Medyo nakakainis na rin ang munisipio sa mga patakaran nila kaya lumalaki ang puhunan :(

Ang hinahanap lang namin na location ngayon yung mga nasa commercial buildings kasi special service naman inooffer namin. Custom bags and shoes and little retail pati manufacturing for other sellers.

So far ang hinahanap ko 12k less sana monthly rent pero not smaller than 20sq/m.
gagawin ko rin kasing showroom/office

I have info on the ff rental spaces:
1. Eastwood citywalk - Alam niyo yung 3rd floor doon yung bago yung cinema? yung may shoebox na shop dati wala pa nagrrent sa mga katabi doon.
the space is as big as shoebox forgot how many sqm. pero the offered rent was
30k monthly.
1 yr contract
6 months safety deposit
6 months advance
Renovation ikaw lahat, floor, pader, ceiling
a bunch of CUSA fees etc. im sure

2. Fishermall - Quezon Ave. bagong mall - ang daming bakante dito saka nagaaccept na sila ata ng stalls based sa last kong punta. you might want to check it out
but like any other mall malaki ang budget mo dapat for safety deposits and monthly advances
I think the rent was about 28k+ to 35k+ for a 20-28sqm space
- pagawa mo rin lahat buong store

3. Robinsons Galleria - 50th ave. they once offered 18k, then bumisita ako ang asked one of the staff doon and ang pinaka mababa daw na monthly around 20k
- the space is so little parang pang bazaar lang talaga pero may roll-up and this time maayos na yung loob, gamit mo nalang ilalagay mo.
- nasabi rin sakin na hindi kasing bigat ng main mall requirements para makapasok dito

Super need info on rental on the ff locations sana may maka sagot:

1. UP town center (new mall arising at the back) ayala mall ito
2. The new tiendesitas

We went to the new tiende one Saturday a few months ago and super wala tao. It was about 7pm but the sales lady said ako palang first customer nya...not sure how it's doing now, though...

Yup mahal talaga considering isang table lang sila usually kasi wala ka na gagastusin na capital sa mga permits and rennovation etc. kaya sulit na yan 850 per day

Uu ok naman sa st francis. When i was still working 3 yrs ago diyan ako nagshoshopping kasi malapit lang sa office... Kahit anong floor ok naman kasi ang kainan nasa 4 th flr tapos may ccf sa pinaka taas

sa St. Francis, iba-iba...
Ang lowest na nakita ko is 6K ( sa foodcourt yun banda ) pero very rare daw na mabakante.
Tapos may tig-8K, 10K, 13K to 26K..
Yung iba kasi, hindi an available e.  Ang ino-offer sakin yung 10K.
