Hi, saan ba pede macontact ang SM malls regarding sa leasing loc nila?.hindi ko kasi alam kung saan ako tatawag para matanong magkano ang rent. Thanks

^ang alam ko SM or any other malls dont just reveal how much is the rent, you will be asked to submit letter of intent, company profile etc then saka ka nila icontact, yun smaller SM malls pag may vacant they post numbers of the leasing department nila

Yes all malls dont give out rent fees kasi it varies talaga and they dont entertain mga nagcacanvass lang. Usually pag decided ka na magrent sa mall nila tsaka ka nila bibigyan ng proposal

sa SM, usually DAW the rent is either or, whichever is higher:  fixed rate or xx% of gross sales.  So, for example, 15K or 15% of gross sales of a simple foodcart.  If it earns 7k a day x 30 days = 217,000 gross sales/month.  15% of that is 32,550.  Yun ang babayaran ng vendor na rent instead of 15k...tapos, for example daw nagsale, ang computation pa rin nila for the 15% of gross sales is yung original price...

Nice good luck, sis!  Ano kaya ok food stall sa puregold?  Options ko are hk noodles, fries or mongolian.  Napansin ko kasi kas malakas mga rice meals dun sa pg na inooffer sa kin like sisig hooray and rice in a box.  Ok sana hk noodles kaso yun yung nagclose kaya nagkaavailable na space.  Mongolian ok sana kaso medyo masa ang PG...fries kaya?

sa Puregold Molino ba yan sis?  Malakas yung Master Siomai dun... sales nila during ordinary days (monday to thursday) around 3k to 4k... parang meron ng fries dun (potato corner)... yung belgian waffle malakas rin... parang okay yung HK noodles more on merienda kasi ang hanap ng mga tao dun, especially paglabas sa grocery... , di ko lang rin sure kung bat nagsara... but i dont think dahil hindi mabenta... ill ask my husband baka alam nya... may pwesto kami dun... ang alam ko kasi wala na mag aasikaso kaya nagsara...

usually yung ganyan is para dun sa mga stalls/ cart na nasa foodcourt... malakas kasi dun... may fixed rate na tapos may percentage pa sila sa gross... kaya di yun yung pinili namin... id rather choose the one na fix ang babayaran ko... foodcart rin yung store ko sa SM but we're not in the food court... at least I know how much I need to pay everymonth...kasi fixed na sya... yung cusa (electricity, etc) lang ang nagvavary... mahirap na variable ang rent..

Naku, di ko na maalala pero parang ang mahal.  Stall inoffer nila sa kin. Nasa 20k yata BUT im not sure ha?  You can ask their leasing office kasi wheb we went there, daming available na space (which is a bad sign, if you ask me).

Thanks sa info sis funky f! Pricey nga ang 20k. I'll cross it out sa list ko. Mas ok na siguro sa Victory Mall. Ang worry ko lang kasi I heard na na-acquire ng SM yung former Grand Central. Baka pag may SM na dun, humina na din ang Victory Mall.

ice cream sis... rent per month is 32k (cant remember the exact amount, may butal after ng VAT)... cusa is between 3k to 4k per month.... to start a business, aside from the franchise fee, need mo mag prepare for cash bond, advance rental, deposit... example ko na lang yung samin... eto mga addtl na nagastos ko:

Cash Bond - 50k
2 months advance rent - 64k
1 month deposit - 32k
Permits and licenses - 20k

So almost 500k bago ako nakapagsimula... included naman sa franchise fee yung initial stocks... so yung sales ko from the initial stocks un na ang ginamit ko pambili uli ng stocks... yung salary naman ibibigay mo pa sya after a week or 15 days, so dun mo na sya kukunin sa sales mo...

Agree sis, yun din na-observe ko, madalas kasi ako magawi dun pag pumupunta ako ng OLGA. Kaya too pricey yung 20 plus na rent dun. E madalas, ginagawa lang yun shortcut ng mga sumasakay sa terminal sa likod.

Hi all,

This is how the process is for SM Supermalls (as far as I know):

Kiosks and carts (short term contract, every 3 to 6 months ang renewal)
Mall space (long term, every 2 years ang renewal)

Non-food merchandise - fixed ang rental per sqm (or per pwesto if kiosk/cart)
Food merchandise - fixed rental per sqm PLUS 5% of the gross monthly sales

If you are applying for a mall space for an existing concept, e.g. franchise of let's say Master Siomai, send all complete docs to their leasing department via mail (for SM Supermalls, their leasing department is in the mall/admin office, ask na lang the mall guard). Or schedule a meeting with their leasing manager.

If you have a non-existing/new concept, you have to send your proposal first to their Business Development Group department. If it gets approved, then you can continue with your application. If not, then sorry na lang. You have to make sure kasi that it's presentable and that it will be 'patok.' Of course nobody can absolutely say what's going to be patok or not, but make sure that it is not only profitable for you but for the mall as well.

If SM approves your application and offers you a space, don't jump on it agad. You have to see the foot traffic doon sa area na binigay sa 'yo. Sa mga established malls, usually the reason why may available space na for you to rent is hindi nakabayad 'yung previous tenant dahil mahina ang kita sa lugar na 'yun D: But if you really like sa SM, go ahead and take that risk. Iba rin kasi kapag may pwesto ka sa SM. Dami laging nagpupunta sa malls nila!

Before I forget, mas madali mag-approve ng application dun sa mga 'normal' malls kesa sa mga premiere ones (Megamall, Podium, Aura, MOA). Syempre meron kuno silang image hehe.

And syempre, aside sa monthly rent, you have to pay for the electricity, water and sa employee mo.

thanks for the info sis beach n sunsets. Any idea naman sa space sa market market taguig, yung sa second floor above mercury drug, yung parang bazaar type lang. Okay kaya dun?

^Sorry sis, no idea sa Market Market. Ang mahirap kasi talaga sa mga malls, they won't give you the rates unless sure na sure sila sa 'yo. Kapag tatawag ka naman sa kanila to canvass or inquire lang the rates, they would just tell you to send a letter of intention/application and all required documents. The best thing para mas mabilis I think is to set a meeting with the leasing manager of the mall.
