i also tried this route when I wanted to first put up my digital printing business. but i decided to decline the offersheets na lang when I saw how much it would cost. :O

generally, pinaka mura ang SM. Malakas kasi sa charges ang Robinsons and mahal talaga ang Greenhills. But, best talaga sa Greenhills especially pag pasko kasi nandun [textspeak!] mga tao.

But yes, upfront, magbabayad ka na kaagad ng over Php150-180k for 3 months worth of rent para lang may hawak yung mall sa iyo just in case hindi ka magbayad ng rent. They will only return this money at the end of your contract, so every month nagbabayad ka pa ng rent kahit naglabas ka na ng Php150k.

Baka better to explore other places muna like ground floor of offices or condos as retail places kung maliit lang ang capital.

how much kaya mga rental for food carts in MRT/ LRT stations? I think maganda maglagay dun kasi OK yung foot traffic e. Where else can you recommend ba na nice locations for food carts? I really wanna put up one kaso it's expensive sa malls e for start-up... how much na nga ba sa malls? Baka P30k++ yun... waaah.

Ang mga nagtatagal na businesses sa St Francis Square yung mga affordable lang.

Sarado na Hap Chan (sandali lang sila) and yung Purefoods. Sa mga tiangge, may mga nagsara na akong nakausap (yung isa puro shoes, binenta niya na lang palugi stocks para mabawi puhunan)

Not good in my opinion, kasi labanan sa price.

Although may mga ilan na fluorishing, pero you have to make do with small margins, and hope na maraming customers.

some info on puregold (cavite branch which will open soon)..
basic rent = 500 to 800 per sqm (plus VAT)
cusa = P50 per sqm
electricity = metered
standard size = 27.97 sqm
term = 2yrs contract renewable; 4 mos deposit and 4 mos advance rental

pag kiosk type naman (for food cart, size is 3sqm) basic rent is P20k per month...mas mahal pa pumapatak ang rent per sqm kesa dun sa regular stall na 27sqm...pero mas maikli ang term nila, pwede ata six months...

mas mabilis sila magbigay ng stall dun sa mga may franchise, minsan di na hinihingan ng letter of intent...

yung advance rental ngapla will be applied on your first 4 months of rental... bare yung space, ready for painting and for tiles... prepare also construction bond pag ipapagawa mo na....start ng rent is on the opening day pa and not on the day na ipapaayos mo pa lang stall mo...

 I have a dunkin donuts foodcart in paranaque just across puregold.  Im looking for foodcart owners, other than donuts of course, to share my space. Maganda sana siomai with hk style noodles, burger Or zagu and the likes.  Im wiling to share my business permits like the sanitation permit, mayor's permit, etc. Pati na rin crew.  Para less leg work na on your part , maglalagay na lang kyo ng equipment nyo and paninda and pwede na kayo agad kumita. 
Remember pag nagbbusiness, isama nyo rin sa expenses nyo ang mga permits,  madami kase binabayaran monthly sa city hall plus taxes pa sa bir.    So bago pa kayo makaoperate kailangan maayos yang mga papel pati resibo.  Mahigpit ang BIR sa mga ganyan tapos ang munisipyo naman mahigpit sa sanitation permit and health permits ng mga crew.

Also experienced renting in a mall altho low end mall lang ito. nadala talaga ko dahil daming hidden charges. it took us five months to recover from our closure then nagtayo kami sa commercial space na lang near a university. so far break even. Kumikita kami from foreign students, party food booth at commisarry. Our biz is japanese food so malaki ang nagiging markup.
