IMHO:

In any business, start with a setting where the OPEX is low...
Meaning, you're not paying for too much fixed costs.

Why?

Sh1t happens, and the only way (maybe not the only way,
but often) to have a business intuition about your type of
business is getting your hands dirty.

Pag sanay ka na on a small scale, level up.

It was a mistake that's bitten off my arse several times
until I finally learned patience is a virtue.

Start small, and then when you get accustomed to most
of the operations in your business, and to most situations,
like seasonal, daily changes, affect of sales, news, etc.

Starting in a mall is not starting small.

To prove, interview those who are doing well in malls.
Most of the businessmen whom I've interviewed before
had existing businesses (maybe not of the same brand
name) outside of malls.

Then again a schoolmate of mine started straight his
two foodcarts (w/c are doing well actually) in every
major SM mall. But then again, from childhood he was
groomed in business by his family, who's also Chinese.

@Marquita: some appreciable info for malls in general

RENT- usually at 400/sqm at levels 4-5 and it goes higher as you go down, meaning as you eye spaces that're situated closer to the ground level. At the latter, it usually is at 800-1500/sq.m.

Other addit'l. monthly fees:
*CUSA(Common Use Service Area) fee is normally at 80-150 calculated per sq.m. For Robinson's, rate starts at 105

*A/C(Centralized Aircon provision) usually a bit higher than CUSA by about 20-50pesos. Again for Rob, it starts at 115

*Electricity- metered so it'll vary with the store's consumption

*Marketing/Mall promotional fee/s- im not sure how they dub this exactly but for SM, anecdotally, nasa 1000 or 2K yata. They use the collected funds for promotional materials for sale campaigns, payment for the events or shows they hold monthly to generate foot traffic. Sa ibang malls that're not as crowded like major SM malls and the Ayala shopping centers, they dont charge for this. Minsan nga they would allow a tenant to put streamers on strategic places on the mall's premises without requiring fees. Normally kasi, they impose a monthly fee but since they need great foot traffic, they initiate creating ways to drive people towards their malls at no expense to lessees. Of course, that is temporary as theyre bound to impose fees as the mall becomes more popular. To cite an example, if you see those huge streamers (12ftx12ft on the average) on the facade of Shangri-la Mall, putting up those for our viewing pleasure would require the concerned tenant to fork out 14K monthly just, 5-6 years ago. Id be scared to guess its present rate if Im a tenant planning to put a similar ad. 

Lastly, upfront costs mo apart from those mentioned above are construction bond which is normally worth a year's rent, but is refundable or can be applied to your monthly rentals in case keeping it would be a problem bec of poor sales. Then security and advance deposit corresponding to 4-6mos' worth of basic rental fee. Kay SM I heard mas malaki, 8-10mos worth yata for regular spaces.

^wow, that is very detailed sis. i thought CUSA also includes the aircon.
that is why i'm puzzled how do some food carts which seem to have less customers struggle in malls.
let's say for example, scramble. their prices are only from 7-15pesos. even if they sell 200 pcs average of scramble, it still seems so small compared to all of their expenses..?
isang iniisip namin ng isa pang foodcart owner, baka nga hindi lang sila makaalis since ang laki ng deposit at bonds nila sa mall...
but the good thing about malls eh 7days ang operation, unlike sa schools or offices 5 days lang, pag mahina ka for several days, dika na makabawi

Dont forget also the following fees: (some mall apply these, others dont)

1. Advertising Promo
2. Security Deposit
3. Construction/ Renovation Deposit
4. Power/ Water Meter Deposti
5. Performance Cash bond

(deposits are used as a bond during construction in case damages may occur)

For the rent:
1. It can be based on per sqm or;
2. Percentage rate rent, which is based on Actual Sales or Minimum Monthly Gross Sales, whichever is higher.

^^ youre welcome. Ive been personally making inquiries kasi. But if I recall it correctly, wala ng CUSA for kiosk/cart renters coz they have higher rental fees as compared to regular space lessees. Imagine, 1sq.m x 2sq.m na space eh nasa 12-15K na. Let me verify that though and check on documents Ive gathered then Ill get back to you. Ang alam ko kasi, rent plus electricity lang sila.

Its around 1k to 1.5k/sqm depending on location and size.

I currently have a store sa Sta.Lucia Mall (Cainta, Rizal)
11.4K per month, 1 month deposit, 6 months contract parang mini stores yung itsura 2x3 yung size (hindi cya tiangee-type stall kasi may roll ups pa). Sa 8 months na tinagal ko dito I can say for sure kayang kaya yung 11K na rent. walang araw na malulugi ka.

Ok sana if the place is daanan ng tao... How much kaya sa mrt station? The one in Ayala seems to be a good ne coz of high foot traffic from office workers who take the mrt and buses.

^IMO, depends on the nature of your biz and location of the space you're eyeing. pero pag food-based venture, either is fine but best if you could get a space on both.
