Matagal ko na naririnig yung mga issues na yan about Cambridge which is why kahit na super mura jan, never kame nag isip mag-invest. Chaka yung area pa lang where the entire property sits isnt pleasing at all.

^that's what my co-workers tell me. may squatters nga daw sa labas. may nabasa pa ako from another forum site na nanakawan daw siya doon while they're overseas (2011).

^Actually hinde lang basta may squatter's area sa labas. The entire area itself sprawls on a depressed area. Nakakatakot lalo na pag uuwi ng gabi or something.

Oh...kaya pala ang mura ng cambridge..ive first heard about it 6years ago, and super enticing bumili, ang mura kahit yung mga loft type nila..and when i visited the place coz an officemate is an owner, parang tenement style nga na may swimming pool..sana matulungan ng government ang mga buyers..

cezycez, we paid 77k pesos for the turnover fees sa DMCI Tivoli Gardens last 2009. P2.5M (more or less. Max na ang 2.7M) namin siya nakuha that time.

Questions lang mga sis, sorry of it sounds stupid sa dami ng nag-ooffer ngayon ano ba ang difference kapag sa broker or sa direct property specialist ka kumuha ng unit? Ano yung pros/cons?

Kasi minsan mag-check ako ng property 'di lang dmci or dedicated ayala property specialist ang dami nya affiliations.. Thanks in advance sa sasagot!

I'm not an expert pero sa tingin ko dun sa mga broker na may iba ibang handle na properties ay mga freelancers. Para extra raket. Okay kumuha sa kanila kasi knowledgeable sila sa iba't bang developer at makakapagsuggest sila depende sa needs mo. Yung sa direct property specialist naman ang gusto ko dun eh mas focus sila sa isang project lang kampante ka na makokontak mo pa sila sa future. Kasi kadalasa pag freelance na broker pag naka-quota na di ka na papansinin e.

You would be better off getting/asking an active investment manager for this, because information around real estate tend to be asymmetrical - ie some people will have better info/figures than you and will have better figures.
Another thing is that residential real estate are usually not considered something to as part of an investment portfolio.
Another thing to also consider is that there is probably more cash outflow going - interest rates, cost to maintain property, fees etc.

Would I consider investing in condos in Manila, Pasig, etc? Yes and no.  Condos tend to be reliant on surrounding values, for example, if there was a great development nearby that would help increase the value of the area then I would consider.  Personally, it's not really the -best- way to invest, unless you need a place to live!

ask ko lang if ever kasi first time ko nag titingin tingin ng condo. Ang liliit pala ng floor plan nila. Meron din naman medyo malaki pag 2 bedroom.

Mahal din association dues plus rate ng ilaw at water? Tama ba ko?

Dues depend on where the property is. Water I think so. Electricity kasi own meter kami so I don't know sa iba.

Meron pre selling dito malapit samin SMDC and I'm thinking about it. Mahirap na... hehhe

Try to look for other developers. SMDC is too cramped magiging madaming tao just like their malls.
