Condos are usually sold by agents/brokers, and paid for in installments.

It is a good investment for the seller, because the buyer buys it
at a high price, plus double that to the bank, if it's loaned.

Compared to placing money in savings though, condos are usually a little
better.

But investment-wise, there are other more profitable types of
investments. (unless of course, you know how to buy a condo
for investment purposes)

^ I agree. I've been getting a lot of offers to invest in a condo unit lately. Kaya lang, hesitant ako. Feeling ko kasi I'm better off if I put my money in marketable securities rather than fixed assets.

Specially that most of the condos being sold now are pre-selling.. it will take atleast 2 years before mairelease yung unit... that 2 years continuous payments mo before you could rent it out (if you want to earn from it).

Sa 2 years na yun, might as well invest to something else like mutual fund so you could earn.

also, mahirap ngayon humanap ng magrerent ng unit mo, sa dami kasi ng nag-ooffer.

pero kung makahanap ka ng unit na ready for occupancy na, and below market and may ready ka ng lessee.. why not

depends sa no. of payments made. if 24 months or more, you can get 50% refund. if less than 24 mos., no refund. Yun yung narining ko, under Maceda Law daw. Tsaka factor din yung developer, kasi minsan yung iba papahirapan ka pa sa refund.

Just got a rent-to-own condo at california garden square near Shaw mrt station and i think it's a really good investment. We've been renting out eversince pero masarap ang feeling pag sarili mo na. Good investment for the family knowing may napupuntahan yung binabayad namin every month.

Sis it's similar to renting a condo din, you'll pay a certain amount each month and at the end of a set period (depends on your contract) you get to own it na. Sa cgs kasi, you just need to pay 100k and you can move in na. That includes the reservation and 2mos advance for a 2br loft type unit. Pwede din sa pagibig para mabawasan kahit papano ang monthly. Konti lang din kasi difference dun sa nirerent namin sa makati so might as well get a rent to own na lang.

We have a 2br condo in Pasay.. We are planning to semi furnish it muna before renting it out. Mahirap lang coz my hubby & I are both working in abroad so hindi namin maasikaso masyado. hays, ang sarap na sya ibenta ha.

In our case naging worth it ang pagiinvest sa condo mainly because we're working abroad. After we paid the 20% downpayment in 2009, we immediately offered our 2-BR unit at Tivoli Gardens for rent plus the parking space. Ang loan tenure namin is 10yrs. Turning 3yrs na ang nagrerent sa amin and ang rental fee nya ang nagcocover ng monthly ammort. They pay 23k for the unit and parking rental. Monthly ammort for the unit is 26k plus 3k for the parking. Association dues which we shoulder amounts to 4k a month. So instead of paying 31k a month for the unit/parking ammort/association dues, we only pay 8k a month kasi nacocover na ng nagrerent.

I think if you are well disciplined at may self-control as to where and when you will invest your money, investing for a condo isn't the best move for you. Maraming mga mutual funds dyan na very attractive. However, if you're the kind of person who cant keep your money now and tend to spend it somewhere else immaterial, then I suggest that it would be best to invest in a condo now rather than 10yrs from now you'll have nothing. Because by then when you look back, you will realize that you should've spent your money on something that was worth it. Some people had been wasting time and money trying to save for something that they want, in the future instead of investing their money on something that they can, now.

For me worth it.my family is already based in Manila but we're not originally from here.mga relatives namin nasa province pa. so kung pumupunta mga kamag anak or mga kapatid ko, sa amin na tumutuloy.and instead na amounts sa pang rent ang bayad, at least sa iyo na ang unit na binabayaran mo monthly.

If I'm planning to buy a condo to be rented out, what would be the best option - studio, 1br, 2br, 3br? ano ba ang madaling ipa-rent out? i'm considering investing in a condo in fort.

I actually dont own a condo, but I was about to buy one before for investment rin, but in the end I bought a house. Kaya I researched about condos rin a bit in the past. In regards to your question, I would recommend buying a studio kasi most of the time, people who live in condos are students, singles or start up couples. After a while kasi if the couple has a child or more than 1 child or if the child is a bit big na, they opt to live in houses na. However if you plan to buy in the Fort in the posh areas, dapat you should buy a big studio or 1 br kasi most of the time people who will rent from you are single expats or a few pinoys whose companies will pay for their rent so they opt for bigger studios or big 1 br apts.

hubby bought condo unit in tandang sora qc, developed by DMCI.it has 3 br. a very nice place.

May na-offer samin before na pre-selling condo ng SM. Hubby and I talked about getting a unit and renting it out since malapit sya sa Trinoma/SM North. Kaya lang may kasabayan kame who got a unit (same developer) sa Manila and said na the units are poorly made daw kaya mejo mababa ang price. In the end my hubby and I backed out kase mejo malaking investment tapos baka mahirapan kame hanapan ng tenant kung madameng negative feedback. At that same time, I got pregnant din.

Naghahanap kame ng townhouse ngayon around Pasig or Taguig area. May aversion kase ko sa condo mainly because I have a daughter and si hubby naman ayaw nya ng walang sariling lot. Although condos are really convenient, accessible, and easier to invest on currently.

Condos are good investments in the metro. But still, just like any other investment, we need to analyze its financial viability. Here are some:

1.   Proximity/Location
2.   Reliability of the developer
3.   Association rules and costs
4.   Ability to maintain all amortization

fortunately ok naman mga investments niya
