Civil Engineering has a wide discipline. Isa sa pede nilang maging specialization is to become an Structural Engineer. Si Structural Engineer ang magdedesign if gaano kalaki or kalalim yung foundation ng bahay. If ano size ng bakal and anything na may kinalaman sa strength and stability ng structure na itatayo. Hindi yung may-ari ng bahay ang magdidictate nito.
Yung number of storey or floors ng bahay, syempre yung client ang masusunod. So kelangan icalculate yun ng structural engineer kung ano yung safe structural design as per client?s request. Unless hindi suitable yung soil  to carry the multiple storey building.

^oh ganito pala..Usually kasi Contractor ang kinukuha na lang then si Gen Contractor na lang ang kakausapin mo for construction ng bahay. Archi, electrician and ayun nga contractor lang ang alam ko. Good to know these things sis. Thank you very much.

Meron namang Contractor na Architect din, like yung nakuha ng tita ko na Contractor ng bahay nya. Diko lang alam kung san nya nakuha yun.

What about kung may wall sa condo unit naman na gusto kong pabakbak? Sino ang makakadecide and assess on cost? Si Engr or si Archi?

May idea kayo magkano per sqm for renovation ng condo? Ang mahal ng nakukuha kong quotes. 123sqm floor area.

^ sis, for condo unit price range per sqm is 12K-15K. Pero bihira na din ang nagbibigay ng 12K per sqm.

Pede naman Architect or Engineer. Pareho sila may knowledge about cost estimate.

hello sissies! anyone knows kung ano ang on going rate for laborers now? I am planning to continue yung natiwangwang namin na apartment (half lang natapos) and this contractor is asking us for 1.23m for 40sq lot. Labor lang yun ha. They were asking around 1k per head for masters, 800 for construction workers and 500 for helpers.

Also pano ba billing ng ganito? they were charging us 180 days for 6 mos so ibig sabihin walang rest day? dapat ba included o hindi yung weekend?

Depende sa usapan yun payment frequency - puedeng pakyaw (per project) or per day. Pag pakyaw may advance - pede say 25% of est cost, then 25% sa next milestone and so on. Pag per day naman (which I assume yan yung nakuha mo) - every week yan na magpapasweldo ka. Ang alam ko super in demand mga laborers pati mga class A developers like ALI e nadedelay ang project delivery. Mas mabuti pa minsan kumuha na lang sa probinsya dalhin sa Manila.

Yun nakuha mong rate - 500 for helpers ganon din normally bayad ko sa mga small work like repaint ng condo, dapat skilled na yun - and tutok ka kasi baka nakatunganga lang e binabayaran mo per araw nila. Makipag tawaran ka rin - try asking for 40% off, wala naman mawawala eh when you ask.

Kung construction like pagkaalam ko meron normally agreed price per sqm na estimate. Di ko pa nasubukan magpaconstruct kasi - hopefully later on, pero at the current price ng cement, napakamahal. Kung ako ikaw, tignan mo baka pede mo mabenta na lang yun property, tutal mataas naman ang prices ng properties ngayon - cash in ka na - provided meron ka na ng permits para kung sino man gusto mag take over e madaling makapick up from where you left off.

Just to share, we had our house constructed 9 years ago. Pinili nmen was per day since feeling namen dun kame makakamura. Andun ako araw araw nun nagpapa-construct kame since papunta punta lang yun father ko. Sad to say, may mga laborers na matagal ang siesta after lunch, yun iba obvious ang bagal gumawa or sinasadya na bagalan talagang gawin kasi macocompare mo yun gawa ng isang laborer to the other. In the end, kinausap ko yun parang head laborer na dadagdagan ko yun sweldo per day and may bonus if matapos ang bahay at a certain date.

Lesson learned ito for me. So if ever magpapagawa ako ulit ng bahay, definitely pakyawan kukunin ko.
