Best and Worst Subdivision/Housing Developer(Thread4)

Hi mga sis, hubby and I have been planning to buy a house/lot for the longest time.. Ask ko lang kung meron ng nakabili dito from Riguera Realty or Bay Horizons. So far isa pa lang nakita ko feedback from Bay Horizon (nega pa) pero may nakita ko sa ibang forums na mukhang ok naman. Baka may iba pang mga clients sila here sa GT.

Also ask ko na rin, medyo OT, yung mga bumili ng house from developers  di ba talaga kasama sa selling price nila yung transfer of title, taxes.. etc? Isa sa mga negative feedback from developers na nabasa ko is yung di clear ang "miscellaneous Fees". Aside dun sa mga palagay ng water, electricity etc, meron pang transfer ng title which is malaki kung ganon.

Hi Sis, Bay Horizon client here. Okay naman, though yung house ko talaga binantayan ko ang pag gawa, as in every week nandon ako to check the progress. Naturn over siya sakin ng July 2014. So far so good.

Hindi talaga kasama ang transfer of titles fee sa selling price ng house. Ang ginawa ko diyan, since I reserved November 2013, binarat ko talaga yung agent, they gave me 120k discount. So ayun may pang bayad na ako sa misc fees ng developer. Pati pakabit ng meralco and maynilad hindi rin kasama sa misc fees ha, separate din yan.

plano namen bumile ni hubby bandang batasan hills QC ang dame kase houses na pre selling at pasok sa budget namen.

Alam ko crowded na ang QC per meron ba nakakaalam dito kung sobrang binabaha itong lugar na to
okay lang naman bahain normal sa lugar na bahain sa pinas pero yung baha na lagpas tao tapos pinapasok pa yung bahay mo parang Marikina floods lang dun ako natatakot at syempre sayang din ang bayad namen kung ganon diba..

Please need your help. may nakita po kame sa sunny side heights, batasan hills at Fairview.

^^ Alamin mo muna yang mabuti, sis. Minsan pag sobrang sales talk ng agent, nakaka-enganyo na magbayad agad reservation fee, etc. Pero need muna research mabuti pag real estate property. Hindi lang 1 day or 1 week na research. Matagalan kasi malaking investment sya. Unless lang you have so many spare cash na hindi masakit if the property doesn't deliver what you're expecting in the end, or malaman mo na hindi mo marefund money if anything happens.

I would agree with you. If we're talking about real estate property, we shouldn't only rely to what the agent would tell us, we should also do our own research, the history, the news abt the developer. And what is the great contribution that, that developer have shared to the community or to our society. Nevertheless, we should be mindful on to how we'll be going to use our money as investment.

Tama naman. I did a little research. I know its not enough but I already took the risk. I paid 5k reservation na to the BDO account named Marilou Dela cruz. Then the other 18k will be paid directly to the back or to their office at RMDC las pinas. Payable sya so installment lang gagawin ko. I am almost done with may PAG IBIG requirements, pag natapos ko na. Papasa ko sya sa Las pinas, para makakuha ako resibo. Let see, what will happen after.. Stay tuned

Does anyone know kung flood prone on both extreme (eg. Ondoy) and non extreme rainfall sa Brgy Dita Sta Rosa Laguna (specifically in San Lorenzo Royale Subd) mga 5 mins away from Enchanted Kingdom?

^mula waltermart papasok ng enchanted yung area na sinasabi mo sis? Ang sabi sa kin yang bandang dulo daw bahain.pababa kasi yung slope ng lupa.

^^ sa san lorenzo not sure sa loob kung binabaha pero dun sa area near waltermart, never had any flood problems even before Ondoy and Milenyo. Wag ka lang kumuha ng property near Sta. Rosa town proper especially the areas near Laguna Lake and creeks kasi may history talaga dun na bahain.

 Hi po.. Does anyone know kung ok ang petunia street sa tahanan village.. Am liking kasi a house there. Gated ang village pero not sure about the street. Would anyone know what the flood prone areas are in tahanan village much thanks.

Suggestion ko lang, if you are going for the best and reliable developer, Alveo of Ayala land I guess is by far the best for me.

May Tinatayo Camella Ellisande near samin, Gusto ko sana kumuha ng unit pero nakita ko angmga feedback dito about Camella. Also, watching the construction na nagwowork dun naku parang hilaw ang gawa.. I don't know...

Worst developer is PROFRIENDS. Madami ng nagrereklamo sa kanila. Watch nyo rin ang Bitag New Generation May 2, 2015 episode kung gano ka-ampaw ang mga bahay na ginagawa nila.

nakahanap ka na ba sis? if you are fine with cavite areas, why silang lang? sa gen trias kami sis ok naman ang developer namin. check lahat ng requirements mo except for the cctv upon entrance. sa ngayon wala pa nyan.
