^ Yes sis pwde ka pa rin magloan sa kanila pero between 40-70% lang ng price ng lupa mo yung alam kong pwde nila igrant sa iyo. Unless, magpprovide ka ng equity. Sorry hindi ko na masyado maalala ha 2014 pa kasi ako nagpagawa. Roughly ganun ang figures.  ;)

^^kung housing construction ang ilo-loan, ang iga-grant sa iyo % ng appraisal ng lupa + yung ma-approve na idedeclare mong total ng BOMs (Bill of Materials), magkasama yan syempre. saan naman aabot ang construction ng bahay mo kung 70% lang ng price ng lupa mo ang ibibigay nila.

We are planning to buy a house and lot pero the price is pang lot lang kasi luma na ang bahay. then we are planning to loan for the lot and house construction. pwede kayang ganun sa pagibig? based sa nababasa ko matagal daw magapprove sa pagibig saka kelangan nagsstart na construction kung magloan kami para sa house construction.

pwede naman yan sis, yun nga lang mas matagal lang maapprove. mas prioritize kase nila yung bahay at lupa talaga.

Hi po, ask ko lang mabilis na ba ang process ng home loan sa Pag-ibig?

How long will it take from application to release of the funds?

Or, how long will Pag-ibig release the check after you passed all the NOA documents and the titles and TCT under your name?

^from experience nasa around 2.5months to  4months. tumatagal kasi sa transfer ng title depende sa processing sa munisipyo.

by the way are you referring to home loan or home construction loan? kasi sa home loan, hindi sila magre-release ng check sa iyo, Letter of Guarantee lang ang ire-release nila sa seller or sa developer and not to you. kapag na complete mo na i-transfer ang title at lahat ng documents, that's the time they will "take-out" your loan. ang bayaran direcho sa Pag-ibig to seller and not through you. once na-take out na ang loan mo, mag uumpisa ka na mag-amortize.

yes ganun talaga, kahit sa bank ka mag-loan kailangan may certain percentage ng completion ng bahay bago nila mag-release ng pera for the next stage of your construction. kaya kailangan talaga may cash ka for the first phase of the construction of the house.

Yes. But in my experience nakatulong siguro na government employee ako kaya yung mga documents (ex. payslip-di ko na matandaan yung iba pero madami hiningi sa kin) na pinakita ko sa kanila enough na. Basta ang importante tama yung mga documents na isa-submit.

Hi, may I ask if anyone here has a contact information(cellphone, social media, etc.) of anyone in PAG-IBIG? Ang hirap kasi tawagan ng phone nila. Kasi [textspeak!] house ng parents ko is parang for foreclosure na, and to avoid that, they'll need my PAG-IBIG fund. I really don't know that process pero kasi gusto kong gamitin yun pag bibili na ko ng bahay. So in this case, I would like to know the process and figures na kelangan.

much bettter if punta kayo mismo sa PAGIBIG office sa shaw boulevard site nila. mabilis lang naman pila and organized naman. when i inquired last year, pwedeng mag-avail up to 3 housing loans depending on borrower's salary.

Yung value ng kinuha namin nasa 1M, since 2011 naghuhulog na kami, halos nasa 600-700 na nahulog namin pero till now 850 pa rin balance ::) Masyado kasi matagal yung pinili namin n aterm 30 years to pay ata ;D Now gusto na sana namin ibenta, magkano kaya siya mabibili tapos yung balance sila na magtutuloy.

It was my cousin's company kasi who processed our loan to Pag-Ibig.  Sila na rin nag-aayos ng mga papers including CG at yong transfer sa RD.  Mabilis lang naman approval process esp. if updated ka sa payments mo.  2.3M [textspeak!] value ng property and 80% lang naman lagi na-a-approve. 

Hopefully makuha na by August yong cheque sa Pag-ibig.  :)

Hi. Tanong ko lang sana. If for example gagamitin ng biyenan ko ang pag-ibig ng Mister ko, ibig sabihin ba nun ang buyer ay ang Mister ko? So samin mapapangalan yung property?

Ang worry ko kase baka gamitin ng biyenan ko yung sa pag-ibig ni mister tapos hindi pala sa amin nakapangalan at 30 years kami magbabayad. malaki din kase yung monthly dun eh.

kelangan ko din ba ng 20% equity pag nagapply sa pag-ibig housing loan?

^kung husband mo ang maglo-loan sa Pagibig, the title should be under his name, unless co-borrower lang ang husband mo ang ang main borrower is yung byenan mo.

yes, kailangan mo ng 20% equity plus prepare ka rin sa iba pang expenses like transfer of title, etc.

Pag ba may utang kami sa Pag-ibig na housing loan, kase nga gagamitin yung sa mister ko, mahirapan ba kami kumuha sa bangko ng housing loan? Malalaman ba yun ng bangko pag may exisitng ka na loan sa pag-ibig?

^pag magha-housing loan ka sa bank, you will fill-up a form declaring all your existing incomes and expenses, unless di mo dineclare yung existing Pagibig housing loan mo I think hindi nila yan malalaman kasi government system yan eh, not sure kung wala silang way to know. pero ang mga banks they have a centralize database, pwede nilang makita ang credit standing mo, so kung may mga deliquent loans ka previously, makikita yan.

kung hindi mo naman ide-declare ang existing Pag-ibig housing loan nyo, baka maapektuhan naman ang capacity to pay factor nyong mag-asawa, kasi lalabas na income sya sa bank, pero in reality may expense pala talaga which is yung loan nyo nga sa Pagibig.
