interested ako sa pinag uusapan nyo matagal ko ng plano magpagawa ng house pero tinapos ko pa balance sa sss. ngayon na tapos na, real estate tax in arrears naman tapos siguro pwede na ko magproceed sa house plan? im planning to get a loan from pag ibig. magkanon kaya dapat cash on hand ko before i can start getting an architect to start? kasi kakahiya naman lumapit sa architect tapos wala pa pala ako ilalabas na pera. hehe

ang dami kong natutunan dito. gusto ko na din magpagawa ng bahay. kahit maliit lang muna. i bought a 100sqm lot 5 years ago pa.

anyways, please naman share the list of what am i going to received from the architect/engr na gumagawa ng plano ng house ko. like yung architectural plan, etc, plumbing plan o kung anuman ang tawag dun

normally ang dapat mo marereceive are the ff:
 architectural drawings- my perspective, site devt, vicinity map
                                   floor plans, elevatiosn, sections, doors & windows schedules. if medyo intricate yung design mo sa kitchen at t&b and other areas dapat kasma din yun sa plano

for structural drawings- foundation plan, floor framing, roof framing, columns and beams details, truss diagram and details, slab details, general notes, and lahat na my kinalaman pa sa structural

for electrical drawings-lighting & power layout, riser diagram, load computation, and design analysis

for sanitary/plumbing drawings- water, sanitary & storm layout. detail of septic tank, catch basin detail, and isometric drawings

then my bestimate of bill of materials. estimate lang yun,. so positive negative yung price dun
meron din specification of materials

yun kasi normally kelangan for building permit.

you mean cash on hand for house construction or for preparing house plans?
for house construction kasi depende if gaano kalaki yung house mo.
pag magpapagawa lang ng house plans, you prepare for at least 20-30% downpayment lang. ex. ang presyo sayo ng architect is 50k so mga 20-30% nun iprepare mo.  then pag nabigay na sayo yung complete plans, saka  mo bayaran yung remaining pa.

and add ko na rin po, dun sa iba na medyo namamahalan sa singil ng pagpapagawa ng house plans, para sakin depende sa extents or scope of work ng architect. or depende sa mga requirements nyo. if marami and complicated yung design, and like yung iba namention dito kasama na pagprocess for building permit at minsan my supervision din syempre mas mahal. pero pag simple lang naman or konti lang requirements or magiging task nung architect siguro medyo mababa na price nun.

as far as i know, dapat sasabihin nya sayo kung ano-ano yung ipe-prepare nya na mga drawings. para aware ka kung [textspeak!]-ano yung mga isa-submit sayo.
parang simple contract lang.

i can only share you the contact info  if i receive the complete plans na. at kung ma-approve yun ng city hall for the building permit. gusto ko kasi pag nirekomenda ko sila, they are worth the recommendation

seriously, when my brother went to their office and paid the downpayment, i never asked na. maybe it was my fault, eeek! makapagemail nga ulet sa kanila

cash on hand to pay for the houseplans?  ako kasi i paid 50% of the agreed total amount. pero sis, 18k lang yung worth ng plano. nagtaas actually sila--naging 24k or 25k yata. pero tumawad ako. kasi when i was transacting with them, 18k lang. tapos after a week, mega increase, eeek! buti na lang they agreed on the original rate hehe

question... gumagawa kasi ako ng sarili kong draft design na ipapakita ko sa architect ko, dina-drawing ko lang sa bond paper actually...

ask ko lang, papaano mag-compute ng floor area? gusto ko kasi ma-estimate kung how much magagastos ko kung sa P15k/sqm eh.

an architect friend told me that it's 15k/sqm.  hindi high end ang materials nyan sis ha. regular lang.  di ko na maalala yung right term. pero sure naman akong hindi substandard.  at isa pa sa province pala yung papagawa ko. the total floor area of my houseplan is 136sqm.  at kinakabahan na ako. and i can't get myself to compute hahahha
