^ grabe ka naman sis. I'm sure hindi papayag ang SM na basta lang guguho ang buildings nila. Their name is at stake here.

Their buildings' exteriors actually remind me of the housing buildings in Taiwan/Hk. Medyo mass appeal. I've been to several of SMDC's model units, they're small but livable if you're single or have a small family. Sa interior na lang idaan.

^^nako sis siguro naman SM will have qualified engineers and architects to build their residences, kahit papano they have a name to protect din naman.

i think its a good investment specially for those looking for their very first big investment.  i bought one from Light instead of buying a car..

IMO pros:
1. if your starting out on your own as a single/newlywed/small family pwede na sya. kung ayaw mo na syang tirhan you can rent it out. also when your kids grow up and wala ka na sa manila area at least you have a property there that they can stay when they go to college.
2. When you are often out of the country at ayaw mo nang nakikitira ok din sya kaysa naman sa nagrerent ka palagi.
3. You don't have to go far to buy groceries. Ang baba palaging SM grocery and commercial establishments (cafes like starbucks and restaurants)
4. Sa pagkakaalam ko (i have not yet verified this) all units come with a parking space

IMO cons:
1. its really small...tight spaces talaga
2. if you don't use the amenities well sayang naman bayad mo
3. hig-rise sya. first few floors are for the commercial establishments ( 2 flrs ata ito) and then parking area (i don't know how many floors) before you get to the residential units
4. since its new wala pa tayong feedback sa maintenance (long-term) and kung paano ang pagkakagawa (quality) and the paperwork

^actually yung parking slots, they are sold separately.  which reminds me I have to inquire nga pala with my agent kung for sale na ang mga parking lols!

nako magrarant lang ako dito pwede.... we've already signed a contract to buy a studio de luxe unit in tower C, we already paid for the down payment and we even deposited the first monthly instalment.  kala ko ok na lahat, then all of a sudden our agent sent me an email saying that there has been redesign or whatever in the building and the unit we are buying is now bigger and thus more expensive and she is proposing that we buy another unit which somewhat in the same price range as the one that we earlier bought although its still more expensive.  eh we already made our budget and we have allocated our funds na to other things and we can't cough out add'l dp (coz the % of dp increased as well) till the end of the year pa.

nakakaasar talaga kala mo ok na lahat then all of a sudden ganito... haaay! 

mga sis do you think we should just pull out our investment, kasi parang ang pangit naman nila kausap eh.

^pull out mo na sis, kasi may nabasa rin ako na GTer na nag-rant na bigla tumaas presyo samantalang nagpareserve na yata sya (ikaw nga nakapag-DP na). D ko lang matandaan saan sa mga topics dito ko yun nabasa. At ang tanda ko e yung sa reposo rin na project yun. D naman kasi pupwede yang iibahin e may kumuha na. D kaya style lang yan nung ahente?

^ang gulo talaga sis nakakaloka talaga, imagine ok na lahat tapos nagstart na nga ako magbayad ng monthly installment tapos biglang wala na lang yung contract namin dahil bago na daw.  actually nabasa ko din sa isang forum na nagkaron nga raw ng redev't ang jazz kaya hindi ko din masisi yung agent ko. 

talaga sis anong news paper yan? bakit kaya ganon pa iba iba ang presyo nila.  pero malamang yang 1.5 na un regular studio na maliit, ayoko ng ganon kaliit na unit eh.  talagang parang decided na kami magpull out nalang eh.

^sa nabasa ko sa forum parang feb ba yun redev't so dapat alam na yan ng agent mo sis. Sila d susunod sa kontrata so dapat pwede magpull out. D ba kaya mo nga kinuha yan kasi yung TCP e d masa-subject sa vat? Tapos lalaki ang TCP mo e d may vat pa. Ang laki na nyan sis. Yaan yung sinasabi ko sa iyo dati na yung presyo pag tutuusin better buy na lang RFOs kasi isang advantage e pwede mo na agad parentahan so yung renta yun na pambayad mo sa MA mo.

^actually sis ang ginawa dun sa bagong inooffer sa amin na unit tinaasan din yung dp na hinihingi sa amin para daw mas mataas [textspeak!] ibigay sa amin na discount at para daw iwave nila [textspeak!] VAT... so kailangan ko pa magcough out na add'l 100K+ na add'l dp....

so parang ayoko na talaga kasi magulo sila kausap grabe...

the other weekend pumunta kmi sa ginagawang condo unit ng SM just across Ateneo...inquire sna kmi ng unit for my cuz who is studying in Ateneo...pagdating sa area, naglagay sila malaki karatula na ang show room eh nasa SM Megamall...so pumunta kmi SM Megamall (Mega Trade Hall) pagdating sa Mega Trade hall, sabi wala dun yung showroom, baba daw kami sa 2nd floor at dun mag inquire...pagdating sa 2nd floor, ngtanong kami sa agents nila, wala daw sa SM ang showroom, nasa katipunan daw! Sinabi namin na nakapost sa ginagawang condo sa Katipunan na sa Megamall ang showroom. Sabi ng agent, hindi raw kasi nageentertain ng walk-in sa showroom...kelangan daw may kasama agent! sa inis namin, hindi na kami tumuloy pa...nag hanap na lang ng ibang condo...

^^ haay I understand that they are already a big company but it doesn't mean that they can be lenient in giving customer service.

hi mga sis, sana active pa ang thread na eto...I just want to ask for any update sa mga nakakuha ng unit sa SMDC. they have lots of on-going projects na promising eh. And i also want to know din sa mga nagpull-out how much un mawawala sa naibayad na?

Just imagine, what ever kind of service you get from their savemore and SM malls, ganun din ang same service you will get.  If you hate BDO and SM's customer service.  What more can you expect from SMDC? 

In terms of quality, how will I get assured that the condo I will be buying from them is not made of substandard materials when sometimes, I get lantang fruits from their precut fruit assortments sa supermarket.

I'm not planning on purchasing any condo from any developers.  I'm just making a point because I get disappointed ALL THE TIME with BDO and SM supermarket.
