sis juicy - sis nasa 3.5M siya (negotiable naman daw). Bale 3M daw appraise value nun sa bank that's why medyo nagustuhan namin. Kaso bakit kaya 3.5M binebenta? Laki naman ata patong ng broker. LOL!
Anyway, materials, engineering, location...ok siya samin.

Meron pa isang townhouse, yung 2nd choice namin - nasa 3M lang. Kaso ang nakakapagtaka, ang appraise value lang ata niya is 1.5M. So di ko maintindihan bakit 3M siya binebenta where in fact 1.5M lang siya na-appraise ng bank. So bale, 1.5M din daw ang DP sabi ng broker. Di siya realistic kase kung ganun din lang, di sana lot na lang hinahanap namin then nagpatayo na lang kame ng house. Baka mas makatipid pa di ba?

sis, better living is a huge place... meron syang mga mini-subdivisions within the village.  so kung sinabing betterliving you better go in and check out the actual mini-subdivision, kasi me mga places din within the subdivision na medyo hindi kagandahan.

yung mga minisubdivisions naman within, meron silang sariling mga guarded gates, security forces, garbage disposal system, etc.  normally mga home owners association ang nagma manage nitong mga ito sa amin at least (sa levitown and 1618 - both mini-subdivisions within BLS).

Houses gated exclusive villages to middle class barangays.:  North Greenhills, East, North EastGreenhills, West Greenhills, Little Baguio, Addition Hills, F Benitez St, Mariposa (QC na ata ito), Pasadena St., Annapolis St.

Townhouses:  mostly located in F Benitez St., M Paterno, Pasadena St., Addition Hills, Little Baguio

Condominiums: mostly located in Annapolis St. very near Greenhills Shopping Center

I agree with MAROSE --  proximity to good schools is a very important factor.   Adults can deal better with distance, inconvenience and the safety concerns of commuting vs kids.   Mind your future peace of mind.

When investing in a house... location is the most important factor.  I do not mean a simplistic view of how near it is to your current employment site.  But, in terms of financial appreciation.

For example, .. I will invest in a good location with an old house rather than in a new house in a so-so location.
So for new home buyers... do not close your mind to acquiring pre-owned houses/townhouses in good locations.   

With Ondoy -- well,  property buyers just have to triple-check themselves how far up the waters reached. Do not put your family's life at risk, even if "murang mura" the house/townhouse.

Personally, I agree wtih PRISMA that the best locations are San Juan and Mandaluyong (of course, the parts that do not get baha).  These areas are just centrally located vis-a-vis the collective "MManila".

However, 3.5Mio alone will not get you a condo unit nor townhouse in the better parts of Mandaluyong or San Juan.  Augment your 3.5Mio with a loan.

Greenhills East and Wackwack make up Barangay Wackwack, Mandaluyong. 

Yes, it is funny but La Salle that is on the perimeter of Greenhills East, as well as Connecticut St itself, belong to San Juan.

The area of Miranila townhomes (QC, on Boni Ave. -- accessed from Ortigas through Santolan,   that is just on the border of San Juan) -- there are townhouses there in small groupings.  Very peaceful, very accessible still.  The San Juan Pasadena etc sts. are full of townhouses, but I doubt if you will find anything around P5m.

There is a small subdivision behind the Meralco office on Ortigas-Santolan... most people overlook it.   There are less than 50 houses there... but these would go for over P12Mio.

The area behind the Potenciano Hospital on EDSA -- Mandaluyong na yon -- hindi nabaha during Ondoy --  there are old (20 yo +) duplexes with spacious garden spaces that go for P4-5Mio.  These are nothing fancy but very sturdy and livable.

mahal talaga dito sa makati, even renting an apartment or unit. its like you're paying for gold grabe!

we're renting a unit here in makati around 37sqm [textspeak!], 1 bedroom unit and the rent is 10k already. plus electric and water bills mo pa.

I found a place na somewhere in Gatchalian subdivision, easy access to c5 extension so no prob for hubby going to work. And what's good is, ipapatayo pa lang yung house na kukunin namin according to the layout of the developer based on the designs we want.

The first time we went there, we passed through SLEX then off to the cemeteries...LOL! Medyo di ko type nung una ang Sucat area kase I saw squatters left and right. Pero nung nakapasok na kame ng Gatchalian subdivision and the the place kung san ipapatayo yung house is so near sa C5 extension gate (nagustuhan na din namin). Our way kase is from the house passing through SM Sucat then airport road going to Villamor. Imagine, nakatipid pa sa Toll Fee si hubby. Ang daanan talaga which is okay for us is yung sa likod not from the Abad Santos Ave mismo. Buti na lang! :-)

I've been reading though na bahain daw ang area ng SM Sucat...I'd like to ask if heavy rains ba? or Like heavy rains then mawawala din kagad? Is it bearable? We are just waiting for the final layout ng house namin from the architect, hopefully ibibigay today then we give na our downpayment para maumpisahan na ang house namin.

Yun Miranila Townhomes & those block of townhouses are located beside kopi-tiam of North Park?

If yes, I like it there...each townhouse complex have their own guards, at night the road leading to them is closed to the public.

Very secure.

But I heard, its quite expensive there.  A friend bought a second hand townhouse unit albiet a big one for  P10M.

It is NOT Mira-nila coz that is in the QC Tierra Pura area na malayo.
I was referring to MARIPOSA  ... kasi the Benitez property called Mira-Nila is on Mariposa and it got turned into townhouses.  Na confuse ako coz that site has always been MiraNila in my memory banks. 

Going back, in that Benitez St. or Mariposa area... I noticed quite a number of townhouses... the general area is quiet and all, good place to look.  ... the townhouses go there for P8-P10Mio, but not brand new.   For others interested in that area, basta do not buy right on Santolan St. Hindi kayo makakatulog sa ingay ng mga vehicles passing through... Santolan is an extremely busy St.

Now, on that Benitez St. there are old houses on 300sqm lots.  Yan good investment, from my viewpoint.  Old houses are easy to solve vs the problem of a bad location.  There is one I am looking at pegged at P10Mio..  A good location kasi has potential  Puede yang divide later into 2 townhouses, mas maganda kita.  But a bad location is a bad location forever.

PRISMA, sis, are you familiar with LEE St.?  alam ko bahain eh.  BUT supposedly, there is a part of that st. that is on high ground.  Ang bilis daw ma sold-out the new townhouse projects there comprised of 6 per lot.  Eh di very private.   P8Mio daw. 

I will have a new listing tomorrow of the Mariposa - Benitez and San Juan area... will PM you.   But really, nothing good there goes below P10Mio.

In the New Manila area... there is a Manosa townhouse project.. 4 storeys (ground floor good for 2 cars parked)..  aggregate area 380sqm.   P18Mio.   

What else?  Take a look daw at the townhouses in Bo. Kapitolyo. Ortigas kasi will develop that LTO (beside Ultra) by the rotunda into a commercial-residential condo hub.  So, there ... the area will get upgraded daw.

Ano pa?   Tierras de New Manila ... on Sta Cecilia St.  between Jollibee on E Rodriguez and that Children's Hospital...  there is a 10-unit townhouse development (not brand new) on 100sqm lots, 3 storeys...  going for P7-8Mio.

For me, the best places are the centrally located ones basta hindi bahain ha.... San Juan, QC by San Juan's border, Kaimito St. on the edge of Valle Verde 2 (cross Julia Vargas and it is the Tiendesitas area na)   If you get a townhouse na P10Mio thereabouts... madali yan unload or rent out later when you decide to move elsewhere.  malapit sa good schools,  near malls...  and wherever you work (hwag lang sa Manila City Hall) -- it will be a reasonable commute or drive.

As for townhouse buyers... get a unit that has parking for at least 2 cars.  Believe me,  that will save you a lot of grief in the future.  And easier to turn around and sell, or rent out later on .
