What does condo living look like in real life?

^ Hindi na ganyan ngayon. (Or maybe sa DMCI lang?) As far as I know halos lahat perpetual ownership na. So parang may share ka dun sa property and may makukuha ka if ever nagdecide si developer na ibenta yung land.

Yan din naging scenario namin. Kumuha ng house and lot sa Cavite (which yung mga afford namin is ang lalayo na like sa Tanza, Naic, Gen Trias) or bumili ng condo sa Metro area. My husband and I were both living with our parents in Cavite when we were single. After deciding where we'll stay nung kinasal na kami. We decided na priority namin ang lapit sa work kaya pinili namin ang condo.

You might want to check DMCI properties. Nag-check kami ng SMDC condos... ang liit grabe! Yung 27sqm nila kapresyo na ng 55sqm ng DMCI. So far okay naman kami in living in a condo. Nakakamiss din syempre yung bahay na maluwag pero kung iisipin namin na yung condo nga halos tamad namin linisin, pano pa yung bahay haha! And also, di na kami nattrapik going to work.

Pwede bang masama sa cons yong 50years lang ang condo tapos idedemolish na? So hindi siya lifetime and parang sayang yong pera mo na binayad don? Thinking of getting one kasi ang layo ng cavite for a house and lot. Any inputs? Tia.

Well usually 50years kasi yun ang economic life ng building eventually nagiging luma at obsolete to the point na mas cheaper pa gibain at magtayo ng bago kesa maintain siya. Sa perpetual or lifetime ownership may share ang bawat unit owner pag nabenta yung lupa na tinatayuan ng building. Share is depende kung per unit or per sqm ang magiging haitan. Ma check siya sa master deed ng condo.

Main purpose for buying a condo is the accessibility. Malapit siya sa place of work or pina pa rent out. But kung ang mindset is owning one para mapamana sa mga anak maybe a condo is not the way to go better buy a house and lot na lang kaso nga kung affordable ang hanap baka sa malayo talaga siya. 

Instead of buying right away pwede ka naman mag rent muna 6mons. Or 1year term just to see kung feel mo tumira dun. Madali naman bumili pero mahirap mag benta dahil sa dami nang tinatayo na bagong condo and terms of payment are usually better sa mga new ones kesa sa pre owned.

^Nagrerent lang din kami ngayon.  Actually first month pa lang.  Yun nirent namin unfurnished.  Ni walang top hung cabinet yun kitchen.  Ang hirap kasi bibilhin lahat ng gamit. Pati water heater kmi ang nagprovide.  Pinili namin kasi malapit sa work ni hubby.  Im concerned with his safety kasi wala pa ko sa Pilipinas, next year pa ko uuwi.  Gusto ko dn sana landed house, pwede gardening, pets, magluto ng kahit ano, gatherings etc.

The 50-year lifespan of the building is just a myth. With proper maintenance, buildings can last for generations. And it is even more durable nowadays due to new technologies. Imagine a building in Europe or US that are still standing more than a century, what more those buildings that are built in these days.

Condominium can withstand strong earthquakes compared to a single detached dwelling. You will also spend less when renovating compared to a house. A house needs to be renovated after 10 years of use which includes roof replacement, repaint, kitchen remodelling, sewarage extraction, replumbing, rewiring, and reinforcing. A unit in condo after 10  years will only need repaint and kitchen/toilet remodelling at the least.

The 50-year concept comes from the Philippine corporation law that is only valid for 50 years. As condo owners, you will be a shareholder of the condominium corporation that is only valid for 50 years and can be renewed for the next 50 years.

Besides, on average, people can afford to buy a condo unit on their 30s which mean after 50 years, they are all dead.

I?m about to find out. We will be moving to a condo unit before the end of this month. After living in an apartment for 2 years since we got married, we decided to buy a condo for our little family (we have an 8 month-old baby).
Because of limited space (40sqm 2BR), dapat minimalist ang peg namin. Gusto ko yung amenities and location, very suitable for children and of course yung 24/7 security. I?m so excited. I?ll give an update once we are already settled in.

We got a 2BR condo unit and I can say that Condoliving fits for us. We're a starting family of 3 (with 9 mos old baby) so 4 kami including the helper.
What I love the most: security and amenities. And parang we are in a great community kasi yung nabili namin is midrise, super daming bata sa pool and playground kaya enjoy na enjoy ang baby ko every morning sa sunbath time niya and afternoon walks niya sa may clubhouse.
Before moving in, inensure naming na complete na yung gamit, we also have a theme para maganda ang interior. Parang nakahotel ka everyday.
Downside: limited ang space. You can't garden, grill outside, sing videoke to your heart's content (those stuff that you CAN do if House and Lot ang binili mo) but I can't complain. SO far, we are enjoying everything that condoliving has to offer. Ibang usapan na siguro pag may more than 3 kids na kami.

Malapit sa work so tipid sa gas and pwede late magising
24 hr security (although may isang friend ako napasok pa siya sa unit kahit sa condo nakatira)
Malapit sa malls, etc.


CONS:

Small space
Limited lighting and ventilation (depende sa condo)
Expensive association dues
Expensive parking
No garden
Waiting for elevator ride
Delivery of furniture is too much of a hassle


I love living in condos dahil very convenient but I still retain my House in Laguna kahit malayo. Iba pa rin yung feeling ng bahay sa condo. Iba pa rin yung may uuwian ka every weekend na vey homey talaga.
