Hello! Kumusta po ang renting venture nyo? Lalo na sa mga long term lease? We have 2 condo units. From same company ang tenants for both. The other unit, nagrenew last month for same rent value. Etong isa, they were asking for 10k discount. We asked to meet halfway, 5k discount inoffer namin. Ngayon, they said hindi na lang irenew. Yealy ang paupa namin. Do you think tama ba desisyon namin to be firm on 5k discount only? Parang ang laki naman kasi ng dip ng inaask nilang rent, 10k agad. May broker rin kami. Hopefully may makita syang tenant na ok sa asking rent namin. We are on a prime location, sa tapat ng naia 3.

My unit is in Ortigas and my tenant, a student pre-terminated the contract. I decided to move in when he left since I know wala ako mahahanap na tenant or if there is bagsak presyo siguro.

we have a condo unit rented yearly by the company for their employees but hindi na nag renew since the slow down ang negosyo. Sabi ng broker namin dami empty units in our condo.

Hopefully mag pickup ulit next year

Mine is in BGC, the bldg. admin does not allow short-term rent anymore. So it's empty.

Grabe 10k discount sis? Sobra naman ata  yun. 5k nga is big na rin e. OK na yan sis na ni let go mo. Baka sakit ng ulo pa yan.  Me naman, since pandemic, umalis tenant ko. May new tenant Pero binabaan ko rate. Sayang unit kung di magagamkt.

Personally I prefer an apartment because it is much more convenient

@colemanstar, agree on this. It's easy to find a tenant on regular apartments than condo. Apartments are cheaper and caters to low to middle income earners.

^Super agree. I have another unit sa same na condo na tinitirhan namin naging stock room nalang namin. Kalungkot. Kahirap maghanap ng tenants ah lalo na ngayong pandemic. 

Plus ang dami pang rules sa condo. As in. Dito sa community namin may recent clash na naman dahil sa ingay ng mga magkakapit bahay.

Pero yun regular apartment na alam ko nagkaron pa ng tenant kahit pandemic and lahat ng units may tenant kahit pandemic.

^Tama yan sis tuloy tuloy din naman lahat ng expenses eh. Dito nga sa amin yung condo dues hindi kasama sa bayanihan act eh madami din naman nawalan ng work dito. Pero sige lang sila sa single worse part pa nag pepenalty pa sila kapag delayed ka. Saka yung property kapag walang tao naluluma talaga eh.

Depende sa broker. Although karamihan humihingi lalo na kung wala kayo contact sa tenant at sa kanila padadaanin yung renewal.
