property transfer taxes- how to compute?

example 6M ang property, warehouse siya

how much are the ff:

capital gains
documentary stamps
registration
business tax ( may ganito ba since warehouse?)
transfer tax

may kulang ba pa?


kindly share mga sis para mas maraming matuto ano ano nga ba ang dapat bayaran pag bumibili ng property....

hi sis! im a licensed real estate broker.

capital gains tax is shouldered by the seller, standard siya at 6%. pero depende sa mapagkasunduan niyo ng seller. kung hihingi ka ng discount sa kanila misan sinasabi nila na ikaw na mag shoulder ng tax ide-deduct na lang sa total amount.

docs stamps, transfer tax, special education fund, etc. will be shouldered by the buyer.

kanino ka ba bibili? kung may broker yung seller usually they will compute it for you that is kung cash. kung bank financing iba rin ang cost ng transfer. the bank will give you the amount.

If any property is owned by corporate/business entity -- transfer tax is 30percent.  Ouch nga
