I'm not rue with the process of lost land title though. Our case was different.

The title on a piece of property we were selling was lost, and what we did was we went to our local register of deeds. Requested a copy of the land title, waited about three days + the weekend, paid about 2,000, and that was it. The guy who assisted us asked for payment "in advance" (typical government-speak for lagay) so that 2,000 could be higher or lower.

For lost title, you need to file the case in court to replace the lost title and it can take a year or more before the judge can give his/her decision and that is not even a guarantee. You need to have a very valid reason for the loss.

Alam ko po dapat dumaan sa korte bago mag release ang register  of deeds ng title.

Be very wary of people you are dealing with. I know some cases like this, and pagka flag na nawawala ang title, biglang may magke claim na iba.

^^hahaha. siguro sis kung sainyo talaga ang title baka wala namang issue.

acceptable ba ang misplaced title? tatanggapin kayang reason yun ng judge?

pag ang nawala is the original owner's copy of title, petition for the issuance of second(third, fourth) owner's duplicate of title sa rtc kung saan located ang property. dito sa Quezon Province it takes 4-8months. 4 sa mabibilis na courts. may inaabot din ng one year pero bihira yun.

yes misplaced is allowed, pero you have to actually declare it as lost. kahit napakababaw na dahilan lang like: I used to keep it in our cabinet but when i tried to retrieve it it was nowhere to be found.

Sa nabanggit mo sis na me binayaran ka lang sa register of deeds at binigyan ka ng another copy is very very rare as a matter of fact unheard of. baka certified true copy lang ang binigay sayo.

Ito ang pinakamabilis na tinatanggap ng lawyers kasi non-adversarial. puwede magpresent ng evidence sa mga clerk of court lang. Pro forma nga lang ang petition.
