Nagtanong ako sa isang agent na nakita ko sa FB about Red Residences Chino Roces kung magkano at kung pwede magsend ng computation.
Nalula ako sa presyo!
7.8M for a 26sqm unit
18M for a 60sqm unit.

Susme para sa akin hindi makatarungan ang 18M para sa isang condo unit.

^ Naku sis ganyan talaga ang price nila ngayon. Sa Sail residences nakareceive din ako ng email from our agent na 17M for 2 bedrooms then 25M for 3 bedrooms. Nagtataka nga ako kung meron pa bang kumukuha ng ganun ang price. 

For 17-25M dapat may sarili ka ng elevator. Susmiyo almost all SMDC condos in MOA congested na sa elevators and ang baho pa. Sorry pero sa dami ng Chinese tenants grabe lang talaga ang amoy. Lagi pang mabaho ang garbage room dahil sa kalat nila magtapon  Pahirapan pa sa admin and engineering

Grabe... 18M is bonggang bahay na with malaking lot.

Only goes to show na ang target customers nila ay yung mga wealthy foreigners. Tapos magtataka bakit may influx na mga Chinese.

sis I think same lang ng other SMDC projects. Kasi nagsend din sa akin ng pics ng model unit nila, pareho lang din ng ibang mga units nila. Kahit yung sa tiles sa CR.

Sa 7.8M bonggang bahay at lupa na yan, hindi nga lang sa NCR. Siguro sa Laguna, Cavite or Bulacan yan. What more ang 18M!

Tas kung maka-promo sila na low downpayment chenes chenes, mapapaisip ka talaga na 'ah kaya ko naman to'. Pero pagdating ng remaining 90, 80 or 70%, biglang lobo ang monthly.

Oh, ganun din pala. So is it because of the location? Or gusto nila magpaka-exclusive? Bakit nga kaya ganun yung pricing 'no? I mean, I'm sure high density na naman yung condos na yan and they will need to sell a lot, so are they really expecting na mabenta most of the units? Or if meron nga naman buyers, who are they and what are their plans for their units? Because would these people, who can afford these units, want to stay in a usual smdc unit if they're someone who can easily buy a much better unit elsewhere or a decent house instead? And if he/she is planning to turn a profit by reselling or having it rented, manageable ba yun at that price? Ang dami ko na palang tanong, haha. Curious lang. Oh well, let's wait and see.

I remember last year, I inquired from SMDC staff in the malls, and that time cheapest for a studio unit pre-selling in Red Residences was around 5M+.

I think tumaas na din value ng property sa pinas because of sudden influx of Chinese citizens. Ayun lang pansin ko hindi naman tumataas renta ng upa dahil marami na din condos for rent ngayon. Developers lang ang kumikita hindi unit/property owners

^^Siguro sis kasi sa location. Maganda nga naman location kasi along Chino Roces. Kaso ang dami na din condo jan, Avida na katapat ng Don Bosco, may Cityland din, Paseo de Roces, MCS tower, Beacon. Kesa magbayad ako ng 7.6M para sa 26sqm, hanap na lang ako sa mga existing na.

Pwede din na expats/foreigners ang target market nila

May itatayo ding DMCI condo along Chino Roces. I think tapat mismo ng San Lorenzo Place. Knowing DMCI, mas malaki ang rooms nila versus SMDC. I'm curious magkano magiging presyo nila.

Location talaga ang alam kong isa sa nagpapataas ng presyo. Nakakalula ang presyuhan sa Makati and BGC. We bought our 60sqm condo (DMCI) 2yrs ago and nasa 3.3M sa Las Pinas. Pero kung icocompare din talaga sa SMDC na nasa may SM Southmall naman, nasa 2.7M yung offer samin for a 27sqm room. Ang laki pa din ng difference. Yes, convenient na katabi lang ng mall yung condo pero parang hindi pa din makatarungan yung presyo ng SMDC.

etong area ng San Lorenzo place alam ko bahain, even along Chino Roces. Yung Beacon kaya mataas ang entrance lobby kasi binabaha din yung area na yun.
Sana lang yung mga condo around this area may maitulong din sa flood control

^True. I work in Chino Roces and grabe ang swimming pool sa tunnel kapag umuulan ng malakas.

18M, baka mala-tipong Kramer mansion na bahay sa probinsya pag ganon yong price ng property hehhehe. invest ko na lang sa yong pera than get a condo.  ilang condo na mabibili din nyan.

tanong lang mga sis, ilang months palugit sa SMDC para sa full settlement ng condo?  i just finished my DP so nagbigay na ng LOG ang bank ko sa SMDC.

I do not recommend SMDC condos. As a lawyer, I have been handling cases na-involve mga disputes between a unit owner and SMDC (minsan kasama ang condo corp). Awang-awa ako sa mga unit owners na nanghahabla sa kanila. Kahit mali na si SMDC, hindi iyan makikipag-areglo.

I handled a case kung saan si unit owner kinasuhan SMDC dahil ayaw ibigay sa kanya ang title kahit fully paid na siya. Ilang years siya naghintay bago niya nakuha iyong title. Umabot pa sa point na kinasuhan niya si SMDC sa HLURB. Saka pa binigay sa kanya iyong title nung nag decide si HLURB in favor of the unit owner.

Common sense lang naman. Syempre kung fully paid na si unit owner, automatic ibibigay sa kanya ang title. Pero itong SMDC matigas masyado.

Oooh, this is the 2nd bad feedback I got from SMDC. One is from a relative who said their after-sales service sucks. Like after they turned over the unit, even if there's a non-quality item like the damaged sink, it took them months to fix it. She's is not yet fully paid so I probably need to warn her about this.

Planning to sell my condo unit with SMDC.  Naka mortgage na sya sa bank, but not yet fully paid.

Baka me experience kayo mga sis kung panu transaction pag Assume Balance yung unit.

^May title na sis? Sold mine din pero from amaia.. naka mortgage at wala pa title nung time na yun. Conditional deed of sale ginawa namin nung buyer. Yun nga lang nakakainis kasi until now di pa nababayaran in full. Sana pala naghintay nalang ako marelease ang title. Katakot takot na stress muna inabot ko bago nirelease ni developer ang title.
