My parents bought a 1-br unit sa may QC pero gusto nila ibenta either that or SM unit (on the other side... hehe), but I feel bad coz I know my dad likes the location kaya ayoko sana na ibenta nila. I wanna help them so I'll study this option for them, but I definitely want na pagandahin yung unit before that para I can charge a better price. I'll also check the sites listed to see if okay ang area.

I've always wanted to know how it worked sa condo coz alam ko nga may ID dapat, so authorization letter lang pala pwede na.

^---check with the Condo Admin, for the requirement.  Different condos have different requirements for renting.

Ask around...
Ask the condo agent.  Ask the condo guard and staff.  Ask the condo admin.
Chances are, if the building has an Airbnb culture, then, there are independent cleaning lady around.

Book for a night of stay using Airbnb that's located in that building.  Be friendly with your host and ask for a referral; or ask that host to be a co-host.

Use a professional cleaner.

Get a property manager.

Install a keypad type of door lock.

Host only at your convenience.  Like setting your calendar to weekend bookings only.

For host, it's about 50pesos per night or 3% whichever is higher.
For guest, they pay between 6%-12%.

Since im not working now im doing property mgt part time and started on Airbnb in Sept. Its very easy to get bookings however it mostly is bec of the location (CBD and mall area). Also since the unit is quite expensive I mostly get expats on business trips. Minimum 1 month stay ako to conform with condo rules on security. About 70-80k /month. So far still high occupancy.

Personally if high end yung condo di mo sya mababawi via renting out. Super tagal if ever and malalaspag lang. So buy nice homes to live in and not rent out. Kung mura siguro mas madali bawiin. We're not renting out para bawiin yung cost but mainly to get incremental income since we wont be using it yet for a year and fully furnished na sya.

Reviving this thread -- we're about to do a trial of short term rental. Wala pa akong experience w ST, kasi palaging LT (min 6mos to 1 year na rent) yun paupa namin. And since uwi kami for a few weeks and malapit na magPasko - mukhang okay na ipa ST rent ko na muna yun next target condo purchase  - hopefully smooth transaction, and now doing a bit of research for AirBnB (and likely other ST platforms). If maayos naman, then I might carry on with AirBnB until such time we need to switch.

Has anyone tried getting prepaid cable and internet for their units? Sayang kasi kapag flat rate e simula pa lang, and wala pang bookings.

@Sparklingjewel - If you dont mind, can I pick your brains --

if min monthly rent, what are your terms - do you require a sec deposit? Do you ask for advance payment, PDCs, etc? How do you compute a sec dep for a 2 month lease?

Do you price your unit as all-in (utilities, cable, net, etc)? Do you provide a cleaning service?

Do you sign a formal lease agreement with the tenant? If you are the property manager, can you sign on behalf of the owner? TIA.

So new to Airbnb here, and nakakatawa na unang Airbnb namin cash upon arrival pa dahil sa issue sa payment niya, then next naman is thru Airbnb, then another cash.. sabi ko kay hubby dapat yata strict kami sa Airbnb lang muna since nag uumpisa palang kami tama ba?

I have a question, since some of the guest cash nagbayad so di naconfirm ang booking nila thru Airbnb, pwede ba sila magpost ng comment sa page namin?

Hmmm... interesting thread. Akala ko sa mga condo n pwede lang short term pwede ang AirBnB. Yung mga condo units nyo ba na ginagamit sa AirBnB is from condos allowing short term stay or you get permission sa mga admin muna to make it ok for short term rental first kahit normally for long term lang dapat?

kaka start ko pa lang din ng apartment rental business ( staycation ) hesitant ako mag airbnb,, super baba ng prices ng mga competitor ko,, sa FB lang ako nag propromote , so far 70% booked lang sya per month , weekends ko fully booked lagi ..
