Sis natanong mo yung contractor mo? Normally sila ang may contact sa munisipyo. Sad reality is minsan P100k babayaran mo, pero wala pa sa kalahati naka resibo.

ako naglakad ng sarili naming building permit, our contractor said before na abot ng mga 60k daw dahil sa lagay sa munisipyo and all ang cost for that as they are asking us na sila na ang magaayos. Ayun nilakad ko ang building permit in just 2 days and it only cost me 16k, i dont patronize fixers and lagay.

Wag masyado maniwala sa mga sinasabi ng contractors dahil sa lahat ng sinabi nila malamang times 3 or times 5 yun price na sinabi nila sa actual price.

My unit na 24sqm, ceiling and cove/drop lightings, wardrobe, kitchen cabinets and hanging cabinets costs me 300K already, as in eto lang pinagawa ko. Grabe lang!

I need help in finding a contractor for home REPAIRS, preferably in QC area. We are looking at the following renovation works for our home:

1. repair of leaks and waterproofing
2. modular kitchen cabinets
3. bathroom re-tiling
4. room renovation - particularly, extension.

I recommend this architect couple from Bulacan who designed my house. The wife is a well-recognized student and professor of her university in the vicinity. I personally know her and I've seen the houses she designed. May option sila na labor and management lang ang fees, you get to choose your materials. Check their profile at facebook, A+H Architects.

^Kung may time ka mag-canvass sa mga shops ng materials na gusto mo, mas mabuti. Pero hindi ganun ka-significant ang savings, unless may trusted supplier ka na kaya ibigay sayo ang materials ng puhunan lang. Sa totoo lang, pag nagstart ka na magcanvass, lahat yan maganda sa paningin mo. Lahat babagay sa kwarto, sala, etc!

Nung nagpagawa ang parents ko ng bahay, nagpresent si architect ng mga materials at dun sila pumili... May "eye" kasi sila sa kung ano ang babagay sa area. Pag wala nagustuhan, magsuggest ulit si architect. Ang final say naman ay si client pa din.

Makakamura ka naman talaga. Pero dapat may oras ka din na tutukan lahat from materyales to labor.

Posible sis. Depende sa materials na mapipili mo. But take note yung pamasahe or gas mo papunta sa shops, plus oras mo pa. If may kasama ka, pa-merienda mo pa. Hahaha 😊 Hindi mo kasi mabibili lahat yan ng mga 2-3 visit sa shops.

Sa pagkakatanda ko ha, yung materials ng contractor mo, imark-up nya ng certain percentage (10% siguro) then saka sya mag-come up sa price na ibibigay sayo. Mga 2016 kasi parang ganito ang presyuhan (paki-correct na lang po ako sa mga mas nakakaalam)
Low end: 20k/sqm
Mid: 25k/sqm
High: 30k/sqm
Includes material and labor na po yan.

^^IMHO, if may time ka and hindi ka busy sa buhay is ikaw na lang bumili ng materials kasi you'll never know baka lokohin ka ng contractor sa materiales Lalo na kun wala ka din alam. At least mabibili mo yun quality na gusto mo. May mga contractors kasi na sasabihin plywood ang bibilin pero plyboard lang pala in reality ang inapply (may mga ganitong scenario at hindi naten maiiwasan mga ito sa contractor). Add even or wala kang na-save kun ikaw bibili ng materials pero at least may peace of mind ka na may quality ang materials dahil ikaw ang bumili.

In our current experience po, we are about to start our house in Amadeo, 220 sqm floor area in elegant finish is only 26k per sqm. (Lot area is 230 sqm).

I think makakatipid ka sa labor if meron ka oras tumutok.

I agree, kung may time ka maghanap ng materials pwede. What i did was to get the initial list of materials na kailangan. Then binigay ko sa mga hardware yung list para lagyan nila ng price nila. Kung saan ako makakamura, dun ako kukuha ng materials. Malaking bagay yung price ng mga bakal, pero ingat ka din kasi may substandard. I don't know the difference pero kung way cheaper ang isa, mag doubt ka. Besides, kung alam ng hardware na sa kanila ka regular na bibili, priority ka sa delivery. Hindi kasi pwede ma-late ang materials mo, otherwise masasayang ang oras na babayaran mo sa kanila kung wala pang gagamitin na materials yung mga workers.
