a friend spent around 8M for the construction of their 300sqm house. kaya more or less ganyan rin tinitingnan naming amount
Wow, 8m, how many storeys/floors? All concrete cement?
Ganun sana gusto ko mangyari sa house namin, 3-4 storeys, 3-4 doors separate pati meters para me privacy na kami, but we don't have that kind of money. at wala kaming malilipat. We plan to sell sana the single property but the amount won't be enough to buy 3-4 properties in the Metro for each family.
A temporary solution is to fix the floor to make our place livable kahit me superfloods. We live near a creek pala, pero hindi bahain, nung super flood knee-high.

^2floors lang yun kanila. modern design. maganda talaga kasi maaliwalas since wala masyadong naka display since modern nga. pati covered ng glass ang lower floor.

pati cabinets ng pantry ang ganda. hay, sana makapagpagawa na kami soon.

mga sises, may idea ba kayo kung magkano magpa giba ng house? tsaka, possible ba part lang ang ipagiba? maayos pa yung bahay na ipapagiba kaso kailangan na kase hatiin yung lot. although, sayang talaga yung house namin kapag giniba kaso, yun lang ang way para mahati-hati yung property.
i heard somewhere na halos wala ka raw babayaran basta marami pang pwedeng pakinabangan sa parts ng house. parang yung mga parts na pwede pang gamitin yun na ang pinaka bayad sa mag gigiba.

Mga sis pahingi naman ng advice.  I do not know to make  new topic pero since this is construction related din kaya dito na lang ako nag post.

I am living abroad.  I am building a house at the moment  for my mom kasi victim sila ng ondoy kaya I decided to transfer them to a new home.  I hired an architect.  She belongs to the well known architect dyan sa pinas.  I hired her kasi she met my requirement sa house na gusto namin.  My budget is 6M for house construction hanggang sa maging 6.5M tapos 1M para sa interiors (sa kanya ko na rin kinuha ID services).  Ito ang usapan namin ng architect.  We had a bidding then I chose this contractor na na meet ang budget namin.  Sa kanya galing ang lists ng mga bidders.  This contractor na nanalo sa bid eh referred by one of the contractors nila. Then here comes the problem.  The construction is now delayed.  Hindi nag sasubmit ang contractor ng mga required paperworks nung una.  Nag meeting kami with him.  Pero talagang mabagal sya.  At ang workers nya between 10-14 lang.  In 2 months eh nasa second floor pa lang kami. For pouring pa lang ng slab.  May mga minor problems sa gawa pero inayos naman ng contractor ng i-check ng structural engineer.   I talked sa contractor na if he is willing to commit sa project.  Sabi nya na tatapusin daw nya project at halos mangiyak ngiyak pa ng kausap ko.  He already submitted yung required paperwork na hiningi ng architect.  Laging nag oovertiime na sila kahit linggo. Okay naman sa ngayon yung gawa nya at may regular checks naman from the team of the architect.  But this architect of mine wanted me to change the contractor.  Nung una ayaw ko dahil sabi ko nagbayad na ako ng unang payment at late na para magpalit.  Kung ano ano tinext sa akin ng architect ko about sa unang gawa ng contractor na palpak.  Sobra ako stress talaga kasi alam ko na magagastusan ako.  Pumayag na rin ako.  Then now eh walang gustong mag take over dahil sinabi nya sa mga contractors yung mga minor problem ng current contractor ko.  Tapos laging sinasabi ng architect ko na nasa akin daw ang desisyon.  Sa totoo lang naiinis ako sa architect ko na para bang ako ang may kasalanan na itong contractor na ito ang kinuha ko.  Eh sa kanya naman galing ang list of bidders.  May isa kasi akong contractor na gusto talaga pero sobra mahal at way over talaga sa budget.  From the very start eh she knows na wala akong alam sa construction at nasa abroad ako.  I trusted her na she will give me the best ones.  Tapos ngayong nagkakaproblema na eh sa akin ipapasa.  Pumayag na ako sa gusto nyang magpalit pero walang may gusto.  At pumayag na ako na magbabayad sa iha-hire nyang empleyado para sa transition if ever.  Para daw sa paperworks.  I am having chest pain because of too much stress.  Sa architect ako nai-istress ng todo.  Then di na nya na meet ang budget ko.  May mga owner supplied pa kasi na natira na di kasama sa bidding.  Yung pinaquote nya na mga windows at ibang owner supplied eh mga high-end that costs millions.  So sumobra na talaga sa 6.5M na budget na pinag usapan namin.  Yun pala eh the more na mas malaki ang total construction cost eh may makukuha pa sya doon na fee.  I feel betrayed by her.  Alam nya na loan lang ito sa bank at paghihirapan naming bayaran ang loan na ito.  Di ko naman sinabi sa kanya na gawing high end ang bahay ko.  BAsta binigay ko ang budget ko dapat dun nya winork-out dapat. Nag email na ako sa kanya at sinabi ko mga hinaing ko.  Di pa sya sumasagot sa email ko. 

Ang kinasama pa ng loob ko during the time na nagkakaproblema sa contractor eh i-text sa akin na "i get what I paid for".  What does she thinks of my 6.5M, a piece of s***???!!  Dun ko din nalaman na ang mga contractor na kilala nya eh puro sa mga high end construction usually ang gawa.  Ito kasing current contractor eh ni refer lang at never pa nyang nakatrabaho.  So bakit nya ipapasa sa akin ang problema?  Panay ang sabi nya na they only recommend contractors that can meet their standards.  Then why did she let this current contractor to be included in the bidding in the first place?  Yun pla di nya kilala pina bid nya.   >:(


Dalawa na sa mga kakilala ko ang nag advise na ang palitan ko daw eh ang architect.  Naisip ko na rin yun kaso sino ang mag take over ng construction ng house namin.  Yung contractor eh okay naman ang gawa sa ngayon at may contract naman so pag may mali eh aware naman sya na papalitan nya.  Pero talaga lang mabagal sya.  At nakausap namin ang isang ginawan nya ng house at okay naman ang review nya about my current contractor.

Sa totoo lang yung isang nag advise sa akin eh dating engineer consultant ng Eton pero retired na. Sabi nya eh okay naman daw gawa ng contractor ko when he sees the pictures of the construction.  It is too early to say naman daw na lugi ako.  Sya nagsabi na architect ang palitan ko.  YUng asawa ng kasama ko dito sa abroad na builder eh same ang advise. 

Pag [textspeak!] pa ring makuhang papalit eh I have no choice but to stay with my current contractor.  Pero I will point out to my architect na she is the one who put me into this mess so she should deal with the problem.  I have done my part.  I have listened to her already so she should give the services that I required of her. 

She told me before na dapat daw singilin ko contractor sa mga stress na binigay sa akin pero sa totoo lang itong architect ko ang nagbigay sa akin ng stress.  Nagkakasakit na ako dahil sa kanya.  I don't want to talk to her now dahil baka magka chest pain na naman ako. 

What advise can you give me about my situation mga sis?  It is a hard earned money at nangarap lang kami ng magandang house at magaling na architect to build our dream house knowing na we will be in good hands pero ito ang napala namin. 

Tapos di ko alam na pag may sinabi kami na may supplier kaming alam eh hihingin sa amin yung contact numbers para sila na raw ang mag aasikaso.  Yun pala may fee sila na siningil sa pagaasikaso ng mga quotations.  okay lang sana kung sinabi sa akin kaso nagulat na alng ako nung i-bill sa akin eh.  In short may mga hidden fees sya.  She really is very tricky. >:(

sis m_lim, this is cheap na ha for a 2-storey house na 300sqm. did they hire a contractor+architect or sila lahat bumili ng materials? fully finished na yung house dba, with tiles, walk in closet, bath fixtures? thanks!

we spent around 1.5M for 3 storey building 90+ sqm total floor area. :) with fence and steel gate and polycarbonated sheet  sa harap ng bahay. :) fully finished. :)

magpapagawa rin kami ng house namin e hopefully early next year... actually improvement lang sya kasi townhouse type sya and hopefully magkasya ang budget namin :)

pasali po... planning to build my own house to a 60 sqm lot... four storey maximizing the 60 sqm where ground floor is open space for parking. plan ko simulan two storeys muna and plan ko iba iba ang contractor like iba ang gagawa ng structure, iba ang gagawa ng electric wiring at iba ang gagawa ng plumbing... yung may kanya kanyang specialty

Eh sis diba trabaho ng engineer to design the skeletals of the house?
Ang mga electrician at plumbers sumusunod sila sa plano para mas madali ang work at madali din makikita kung san ang problema..now talagang iba ang charge ng electrician kung gusto mong di karpintero ang gagawa pero ang plumbing kaya na yan ng karpintero. For your preferred house, atleast allot 30-40k for the electricians fee. Some electrician charge per outlet.

hahha oo nga sis. :) ngayon sa pagdesign na alng ng bahay. medyo malaki ang binili sala set ni hubby (uratex convertible to bed pag may mga bisita , but di sya yung sofa bed na nirerecline lang).. nalalkihan ako pero ok pa naman ang space na gnagalawan namin. hahahah nagpainterior ka ba sis?

all in na yun sis sa  contractor nmin. materials and labor plus na yung mga permit and other expenses.

actually sis architect ang magdedesign ng house tapos cocompute ng engineer kung tama yung mga foundation,beam, stairs, roof, etc and kung compliant sa government standards

dito ngayon papasok ang karapatan mo to choose the right materials kasi kung ipapaubaya mo sa kanila magsisisi ka sa bandang huli titipirin nila hanggang matitipid nila para they can pocket the rest of the money in the contract. so we should research more and know more about what we want and the latest things in house construction

for example ito ang mga details na plan ko sa house namin
- naka roofdeck sya with waterproofing using polymer resin (gfrc)
- since concrete sya i will use insulation, false ceiling para hindi mabilis lalabas ang heat and use materials and vents for passive cooling.
-yung false ceiling ko lightweight lang yung parang kagaya sa offices na mga square square lang para mag may kailangan ayusin sa pipes and electrical wiring hindi na magababasag ng cement
- also yung electrical wiring line ko gusto ko naka removeable molds lang sa gilid para madali ayusin and inspection pag may sira.
- yung wall ko lightweight material din lang
- yung paint na gagamitin ko sa parking yung rubberized
- the rest of the house yung paint na may antibacterial
- sa exterior naman yung gamit na paint sa mrt na nag aabsorb ng carbon monoxide

also it helps on my side kasi may pinsan ako na architect who will design a house for me for free
and may pinsan ako na engineer na sobrang mura ng rate na binigay sa akin
plus yung byenan ko nag wo work sa real estate na company so marami syang alam about floor plan, materials and mga workers

so ang estimate na expense ko will be like 10K per sqm multiplied to 60sqm na 4-storey plus roofdeck parang lalabas lang na 2.4M yung expenses ko with the materials and build na gusto na namin.
