question lang regarding Real Property Tax, to dmci condo owners under bank loan, are we supposed to get memo regarding the required payment or do we need to ask dmci? :D

^I had the same question before.. below was DMCI's response..

Please be informed that since the title is not yet transferred under your name, hence, DMCI will be the one to shoulder the real property tax (RPT). But in the event that the title and taxdec are already transferred under your name, the advances that we have made for RPT (from the date of acceptance of your unit) will be collected from your end.

to siena park unit owners, pano magcommute papunta doon? Is it really walking distance from Sm Bicutan? :)

I can answer this as my girlfriend and I walked from SM Bicutan to Sienna Park a few months ago. Yes it is true that it is a short walk (10-15 mins IIRC) from SM Bicutan to the gate of Sienna Park. I would like to point out some things though.

1. No proper sidewalk to walk on. Sometime you will have to walk on the road itself.
2. I wouldn't walk at night, not too sure if it's safe.
3. As i said in the earlier post, the walk from the gate to the first buildings in Sienna Park is quite long and the last time I went there, there was no shaded walkway :( So the walk from SM Bicutan to your unit could be quite tiring if you're not used to walking long distances.

not sure if tama ba ang question ko, pero i hope i still can get an answer from you guys.

i know we are all aware of this 'west valley fault line' and halos lahat ng DMCI's prop sa Acacia estates ay malapit sa active line. ano [textspeak!] mga factor na ni-consider nyo bakit pinili nio pa din mag invest sa area na to? im not pertaining to anything ha, fyi, kumuha din kasi kami ng unit from one of these properties and gusto ko lang malaman yung side niyo. thanks!

New BIR ruling on VAT exemption

Actually this is old news, but did you know that the VAT threshold for residential dwellings was increased from PhP2.5M to PhP3.199M as of January this year? This means that properties below this threshold are exempt from VAT. Here’s the excerpt:

“Moreover, Sections 4.109.-1 (B)(1), (p)(4) of Revenue Regulations No. 16-2005, as amended by Revenue Regulations No. 16-2011 should properly be worded as follows:

(p) The following sales of real properties are exempt from VAT, namely:

(4) Sale of residential lot valued at One Million Nine Hundred Nineteen Thousand Five Hundred Pesos (P1,919,500.00) and below, or house & lot and other residential dwellings valued at Three Million One Hundred Ninety-Nine Thousand Two Hundred Pesos (P3,199,200.00) and below where the instrument of sale/transfer/disposition was executed and notarized on or after January 1, 2012;”

This is actually a signifcant matter because the 49.5 square meter units of dmci would have been priced lower by at least by 324k (assuming that the srp is 2.7 million).  Unfortunately, the ruling has only been approved now. I got my unit april 2011. sayang.

That's right, bpc_dnd, we thought this ruling is really worth doing something about. I don't mean to promote, so what i'll just advise is that you guys shop around and compare what kind of unit you can get for below PhP3.2m from all reputable developers you know. Hundreds of thousands of potential savings right there.

^any updates (tcp, sample computation, etc) on serissa residences?  i passed by the location and saw that launch date is on may 28.  do we have to go to the dmci office in makati to view the model unit?  would be better if there's one on the site.  thanks!

Hi Lelaina17, yes we're actually receiving lots of inquiries regarding that project on Alabang-Zapote road. It's going to be launched very soon and that's the time our sales team will be ready to present the details. We're still planning for the info center/model units though. An onsite info center is definitely ideal.

so ibig sabihin sir yung mga selling price ngayon ng mga house and lot for example may nakita ako na 925k worth na townhouse automatic ba yun na walang vat yun?

Are you guys allowed to install split type a/c units? Kasi kami when we first moved here back in 2006 sabi hindi pwede unless you have a corner/end unit with a balcon. We have inner tandem units, no balconies.

I just want to know if it's allowed st other developments kahit inner not without balcony so maybe i can ak our PMO to reconsider.

We want to have one instaaled in the sala kasi. I made our 3rd bedroom into a maids' room ang they dont have an a/c. The outdoor unit has to be installed i'm thinking sa back portion, where the slot is for the a/c is in thr maids' room. Dati ayaw nila because they wanted a uniform look from outside. I havent tried asking again and before i do, i just wanted a survey if it's allowed sa inyo.
