mga sis, nakuha na yung houseplan.  since overseas ako, kapatid ko lahat nakikipagtransact in person,pero ako kausap nila. 

sa mga nakakaalam, aside from the building permit na babayaran sa munisipyo, dapat din bang bayaran ang municipal electrical engr at civil engr na pipirma?

kasi iniisip ko, bakit kailangan silang bayaran? hindi ba trabaho na nila yun? paki enlighten naman ako.

you mean sis yung plano na pinagawa mo wala pirma ng respective engineers kaya kelangan nyo papirmahan sa munisipyo? tama ba pagkakaintindi ko?

kasi if yung pinagawa mo na plano eh pirmado na ng architect at mga engineers, building permit lang ang babayaran mo.
pero if wala pirma yung pinagawa mo na plano, eh magkakabayad ka talaga. kasi ang trabaho ng mga engineers dun sa munisipyo is to check to the plans if nag-comply sa building code. if ok yung plano then for approval na yun for construction.
sideline lang actually ng mga engineers dun ang pumirma ng plano. yung iba nga nangongontrata pa eh.

sis, do you know how they compute for building permit? i asked sa kabilang thread, it depends daw sa material cost na nasa plano. pano nga ba ang pag-compute?

 i do not know also how to compute that. pero yes material is considered in computing the building permit fee, including the floor area.
pero nung nag-inquire ako before sa taguig city hall, ang sabi sakin approximately P10/sq.m. yung binayaran ng client ko noon more or less 4k, kasi dun sya nagpapirma ng electrical & sanitary plans. para yung babayaran nya for pirma eh including the "lagay" na rin daw. kasi baka daw matagalan sya ng processing if nakaprepare na lahat kasi mostly yung mga taga munispyo mahilig sa lagay.

so malamang lagay talaga gusto ng mga yun. iba iba kasi kalakaran sa bawat munisipyo eh.

^As in sampung piso for every sqm? Wow, i like that. Sana ganyan lang ang babayaran. Kumpleto na lahat yung pirma sa plano. So wala ng dahilan na bigyan pa yung mga municipal engrs.  136sqm yung ipapatayo, at sa probinsya pa iyon ha.

kaso sis di kasi pare-pareho rate sa lahat ng munisipyo. pero dapat mas lower and rate nung sayo since sa province pala.
naalala ko pala yung sa client ko taguig, nakiusap sya sakin before na babaan yung estimated construction cost para mababa lang daw babayaran nya sa building permit. meaning yung sinubmit namin na bill of materials eh medyo edited na po, for building permit purposes.

pano yung mga nagtayo ng walang permit? malimit kasi sa province yang ganyang practice

^depende rin kasi sis sa municipality eh. like sa hometown namin in laguna, ang nirerequire lang nila na mag-apply ng building permit eh yung mga house na more than 2 bedrooms, and made of concrete. pero dahil yung house namin is 2 bedrooms lang so di kami nirequire ng bldg. permit.
pero actually as per bldg. code my minimum area yung house na need ng bldg. permit and depende din sa construction materials na ginamit or gagamitin. my napost na ako nito sa kabilang thread kung ano exact area yung minimum, diko lang makita. repost ko pag nakita ko.

eto mga sis yung exempted for building permit, other than that need na ng bldg. permit
AS PER NATIONAL BUILDING CODE:
-PERMITS AND INSPECTION
   Exemption from building permits are the ff:
a. Minor Constructions         
    i. Sheds, outhouses, greenhouses, children's playhouses, aviaries, poultry houses and the like, not exceeding 6.00 sq. meters in total area, provided they are completely detached from any other building and are intended only for the private use of the owner.
 ii. Addition of open terraces or patios resting directly on the ground, not exceeding 20.00 sq. meters in total floor area, exclusively for the private use of the owner.
 iii. Installation of window grilles.
 iv. Garden pools for the habitation of water plants and/or aquarium fish not exceeding 500 millimeters in depth and exclusively for private use.
v. Garden masonry walls other than party walls not exceeding 1.20 meters in height, footpaths, residential garden walks and/or driveways.

 b. Repair Works
i. Repair works not affecting or involving any structural member, such as replacement of deteriorated roofing sheets or tiles, gutters, downspouts, fascias, ceilings and/or sidings. ii. Repair and/or replacement of non load-bearing partition walls.
 iii. Repair and/or replacement of any interior portion or a house not involving addition or alteration.
 iv. Repair and/or replacement work of doors and windows.
 v. Repair and/or replacement work of flooring.
 vi. Repair of perimeter fence and walls.
vii. Repair and/or replacement of plumbing fixtures, fittings or pipings, such as toilet bowls, sinks, lavatories, urinals, bidets, pipes, faucets,  valves for single detached dwellings and duplexes.

update ko lang.

we received the complete houseplan like 2-3 weeks ago. yung kapatid ko tried to apply for the building permit.  and guess what?!  the house plan is in my name! which is not suppose to be.  i had the lot named to my brother para mas mabilis ang pagpa-process.  at alam din nilang nakapangalan sa kapatid ko yung lote because they asked for a copy of the title. pero jusko, dun pa lang nagkamali na sila!  and the name they put on the complete houseplan was not even my real name! kundi nickname ko lang. haaaay.

and what really annoyed me was they emailed me and suggested that i sign a deed of sale para daw sa akin na nakapangalan ang lote. DUH! plain stupidity. magsa-sugest ng ganun kasi ayaw na nilang maabala for it. grrrr! at oo nga pala, kahit pala may pirmahang deed of sale--it wouldn't solve the problem kasi nickname ko yung nasa houseplan! ano yun, iibahin ko rin ang pangalan ko para lang hindi sila maabala?!

kung gusto kong sa akin nakapangalan yung lote, i would have done that eons ago. nakakabwiset!

^ & ^^ i thought so too, edit and re-print na lang. pero yung sila mismo ang magsuggest na  magpirmahan ng deed of sale really irks me to the bone!

di pa sila nagrireply sa email ko with regards to it.  sana maisip nilang edit and re-print na lang. ang simple eh.

pede ba akong makahingi ng contact ng engineers? need ko rin kasi ng building permit e...
may nakausap ako kanina na contractor and i've asked yung estimate cost nga ng mga permits he quoted me ng mga 150k daw for permits  tapos tanong ko ulit kung magkano kung building permit lang need ko sabi nya sa akin mga roughly 40k  daw mga ganun daw yung magagastos.....sabi ko na lang sa kanya na tatawagan ko na lang siya ulit....kasi parang mahal nga buti nabasa kong tong thread na 'to.

sana may mahanap na rin akong gagawa ng house plan ko at saka yung mga permits na yan...hindi ko kasi maumpisahan yung house e.

sana may mai-refer kayo mga sis.

^ hihih. ang gulo naman nyan.  first, ano ba gagawin mo? papatayo ka ng bahay? sa metro manila ba ang location? if you read the past posts--may mga issue talaga sa mga 'lagay' at overcharging

ang proseso nung sa amin sis:
naghanap ng architect/engineer na gagawa ng complete houseplan.
yung complete houseplan together with signed forms, ipiprisinta sa munisipyo for bldg permit.

unfortunately, yung sa akin, nagulo dahil sa pagkakamali nila.

^^sis, my cousin who is an architect can make the house plan. you will just need the engineers for the structural masurements i think. hehe. magaling cousin ko. sabi pa nya hindi imposibleng gumanda ang house mo kahit limited ang budget. modern and minimalist ang designs nya

In our case, after talking to numerous architects, contractors, and owners of newly built houses, we opted to go into a design & build contract.  That means you just deal with one person/entity to design and build your house.  SO FAR (fingers crossed, knock on wood, puera usog and all that) we have been happy with the arrangement (we are around 90% completed).  A lot of people told us kasi that mas magulo if you have a different architect and contractor. Usually magaaway sila or magtuturuan.  We have a mini situation similar to that because we carved out the electrical works, and gave it to my uncle's company who will eventually handle our electrical maintenance anyway.  Dun pa lang medio rough na.  That's a small thing pa. One of the architects we talked to, with absolutely no vested interest in the matter pointed out that design and build is really the way to go.  Our architect/construction firm also handled all the permits including the requirements of the village association.  Hope this helps.
