Nalokah ako. I am having house extensions built and finishing for the house before  we move in  Add ako ng 10smq na Service area, extend kitchen ng 10sqm, extend ng balcony and make the roof of the kitchen a balcony. Closets in 4 rooms. Quote ako ng contractor ng 1.4M!!! para na akong nagpatayo ng bagong bahay nun

hello ask ko lang,yon unit nakuha namin kasi is a clustered townhouse.. bare type lang sya and turn over eh sept daw... since wala pa sya partition,tiles(except bathroom)and need lagyan pader sa likod + kitchen at mini laundry narin,then mini gate sa harap, ano ba mas ok pag turn over tirhan na muna namin or ipa ayos na? wala din sya partition pa sa 2nd floor..
and ang singil ba ng contractors depends if high end or low end prop or same lang kahit ano klase?
and ang blueprint/house plan ba needed pa talaga o pwedeng wala na since parang home improvement lang naman papagawa namin?

^mas maganda sis if may plano para may masusundan na layout pati sukat ng space. Yung pinagawa ko ngayon halos katulad ng sitwasyon mo pero bare gusto ko kasi ako pipili ng materyales lalo na tiles (mahirap kasi itong palitan kaya dapat yung gusto ko talaga). May plano pa rin na pinagawa :)

Isa pa na consideration mo ay kung required ito dun sa assoc nyo or kung wala e kung saan ka happy at komportable yun ang sundin sis. May iba naman talaga na d na gumagamit ng plano :) lalo na yung may mapapagtanungan na maalam sa layout at interior construction.

Yung tanong mo regarding sa presyo ng contractor, d yun dumidepende per se sa low end or high end yung place na gagawan nila. Sa materyales na gagamitin yun yung magdidikta ng presyo sis. goodluck sis :) canvas2x ka para makatulong sa pagdecide mo ano materyales gagamitin mo mas nakakamura kasi pag mas marami na napagpilian at binase sa quality at presyo kesa basta mura lang :)

mga sis medyo ot ha but don't know where to post kasi e...what comes first ba? ceiling? wall paintings? or floor tiles? kasi unti untiin lang namin pagawa ng haus..hindi ko alam kung anung dapat unahin sa 3 e, pag floor tiles, baka magkaproblema sa pag pintura ng walls. i mean messy ang pagpepaint diba? paano ba ang tamang sequence? advise naman po... pasensya na and tia

floor tiling mas ok,,unahin [textspeak!] un pinakamessy sa lahat it involves,,,cements etc.. and [textspeak!] painting namn..second or third pede sia marami namn kasi way para maiwasan fallen paints sa floor...diskarte na ng...pintor mo un..po

alam ko top to bottom, so ceiling then wall, last yung floor. tama ba? kasi eto napansin ko nung ginagawa house namin. top to bottom para hindi madumihan yung mga tiles. kasi kung may floor tiles ka na tapos nagpepaint ka pa ng mga ceilings and walls eh di madudumihan pa mga tiles mo nun. hirap nun lalo na kung mga wood parquet gagamitin mo

uhm! tama ka nga sis...nakafocus kasi ako sa flooring ngayon, mas nakaka-excite kasi mamili ng flooring kaya medyo nakalimutan ko ang ceiling  ;D thank you sis

matanong ko na rin mga sis, any idea po kung how much magagastos sa pagpapagawa ng ceiling about 46sqm po yung house and ano ba usually ang ginagamit pang ceiling? simpleng plywood lang po ba? sobrang pasensya na po talaga kasi 2 lang kami ni hubby magaasikaso sa pagpapagawa ng house and pareho kaming walang alam sa mga ganito kaya sobrang helpful talaga ng mga posts/ideas na nababasa ko dito...dito lang din talaga ako natututo ng napakaraming bagay   :)

^sis isabay mo na isipin ang electrical ha. Kasi bago ang lahat sa ceiling kinukunsidera rin mga lighting requirements mo. Tapos ano ba gusto mo flat ceiling or yung may arte2x pa. Sa materials, discuss nyo rin mag asawa dun sa gagawa ang mga options nyo.

^ah oo nga noh! thank you sis ha..waaaaaa grabe ang dami ko pala namiss dahil sa flooring na yan, gusto ko pa naman na parang built in yung mga ilaw, di ko alam ang tawag sa ganun e pero parang yung sa mga hotel ang design hehe ambisyosa! actually nag-iisip nga kami ni hubby kung paano mas magandang gawin kasi yung finishing ng ceiling sa 1st floor, semento na may design hindi flat so were thinking kung paano gagawin yung ilaw na gusto ko kung wala ng plywood or anything na ilalagay sa kisame ???

^kahit flat ceiling pwede pa rin maglagay ng magandang lighting effect sis. Drop ceiling yung gusto mo siguro sis, yung ma"drama" na ceiling haha. Magme-metal framing ka pag ganun. Anyway, wag ka malungkot ako rin kasi impt sa akin flooring. Mahirap at masalimuot magpapalit ng flooring kaya dapat tama mga desisyon. Sa flooring kung tiles gagamitin mo e wag ka magpapadala sa "maganda" hitsura. Yung tipong makintab at ayun nga maganda hitsura lang. Discuss2x at tanong2x ka sa ibat ibang stores na may tiles para mas tumugma sa requirements mo. D kumut hindi "cheap" looking e oks na, baka madulas pala maging cause pa ng aksidente.

Naging impt sa akin yan kasi hilig sa mura sa tyahin ko ayun nadulas lola ko, mas mahal pa naging epekto sa kakatipid. Bale 1 sa consideration yan sis, sino titira. Pag may matanda or mga kids mas madami isipin. Teka OT na tayo baka mapagsabihan tayo dito :)

ang mahal pala magpagawa ng bahay.. balak pa naman namin bumili na lang ng lupa then patayuan ng bahay.. may patutunguan ba ang 300k-600k na budget for a 100sqm lot area?

hi mga sis! we have a lot in masinag, antipolo and we are planning to build a house next year. ang hirap pala, ang daming kailangan iprocess. subdivision clearance (grass cutting, home owner's association, construction bond - refundable naman ), brgy clearance, bldg. permit, meralco at manila water. hay ang dami talga expenses bago ka magpatayo ng house.

house contract price Php750-800K for a 30 sqm, 2-storey zen type house with 3 bedrooms. hopefully by march or april move-in na.

basta may pera na panggastos walang problema. good luck to us sis!

Kami din by next year magpapaconstruct na ng house namin, so by December we will do the estimation, since may designs.

Kakaexcite sana ang outcome ng designs at pagpapagawa and as well as the plans will be according to our budget.

mga sis eto nanaman po ako,pahelp naman po..sino po ba mga nagpagawa ng house dito bandang cavite, pagawa lang po ng divisions ng rooms, kabit ng tiles and pintura ng wall...yung kilala kasi namin 500 per day daw siya pero iba pa raw yung sa gamit kasi wala siyang gamit lalo na sa pagkabit ng tiles so iba pa raw yung bayad dun... baka naman may kilala kayong pwedeng gumawa sa area namin, pa-refer naman po ako or pahingi naman po ng kontak...tks tks

^Ang mahal ng per day nya ha! At considering wala pa syang gamit! Construction worker sya pero wala syang construction materials, total weirdness! I would have recommend my 'men' to you kaso lang may project din sila around your area. They only charge 350/day, ibang usapan na syempre pag pakyawan. Tsaka madali silang kausap, pwedeng pasuyo here and there kahit labas na sa initial nyong usapan.
